Poland: Interest in house for sale listings increased by 46% y/y in July

Interest in advertisements of houses for sale was 24% higher in July this year than in June, and 46% higher than in July last year, according to data from Nieruchomosci-online.pl. The most sought-after properties are terraced or semi-detached houses of 80-100 sqm and detached houses up to 120 sqm.

“Interest in advertisements of houses for sale has increased for several reasons. A big one is the high prices of flats. Some people have realised that for the price of a flat in a good location in a big city, they can buy a house in the suburbs or in a nearby village. In addition, the range of available flats is getting smaller and smaller. Another reason for the greater interest in houses is that people who have been holding off for a long time believing in falling prices have returned to their search. Of course, the 2% Secure Loan is also doing its part, as a considerable part of the offer of houses fits in price-wise with the assumptions of this programme,” said PR manager at Nieruchomosci-online.pl Rafał Bieńkowski.

According to real estate agents who took part in the market sentiment survey, Poles today are most often looking for terraced or semi-detached houses of 80-100 sqm and detached houses of up to 120 sqm. In many local markets, estate agents note that there has been an increase in demand for homes that fit in price-wise with the 2% Secure Credit scheme.

“An analysis of adverts on Nieruchomosci-online.co.uk shows that there is no shortage of houses on offer that are close to major cities and fit in price-wise with BK2%. According to data from the beginning of August, there are more than 1,000 houses available within a 20-kilometre radius of Warsaw with an offer price of up to PLN 800,000, although of course in varying standards. At the same distance from Kraków, more than 800 such offers are available, and in the case of Wrocław or Łódź, around 700,” Bieńkowski added.

However, as indicated by the market sentiment survey conducted after Q2 this year, brokers are divided in their forecasts for house prices. 45% of brokers are of the opinion that houses will become even more expensive in the coming months, while 42% believe that the current high prices will stabilise. Only 13% of agents believe that prices could fall.
