HIH Invest Real Estate (HIH Invest) has secured a new tenant for the Mywest office building at Franklinstraße 50 in Frankfurt’s City West. A long-term lease has been signed with Berufsfortbildungswerk Gemeinnützige Bildungseinrichtung des DGB GmbH (bfw) for the 980 square metre ground floor space.
Built in 2003 and renovated this year, Mywest is part of a real estate individual fund managed by HIH Invest. It comprises around 9,000 square metres of total space on seven upper floors. The building also includes a two-storey underground car park with 110 parking spaces, 135 square metres of storage space, a reception area on the ground floor and a landscaped inner courtyard. Within walking distance are several public transport stops, including the Westbahnhof station, numerous shops, restaurants and hotels.
“The building has been used by a single tenant so far. However, there has been a significant increase in demand for small office space in Frankfurt am Main, but there is very little supply for it. We are able to meet this demand with Mywest,” says Carolin Brandt, Deputy Division Manager Asset Management at HIH Real Estate.
“The property is characterised by its enormous flexibility. The spaces can be divided into up to three rental areas per floor, from around 400 square metres to the full floor size of around 1,300 square metres. The floor plans allow for new-work spaces, open-space and multi-space concepts as well as individual offices,” adds Alexander Eggert, Managing Director at HIH Invest Real Estate.
The brokerage firm Avison Young acted as agent for the lease.
