Czech company Mondi Štětí leases 14,903 sqm at P3 Lovosice

Paper manufacturer and distributor Mondi Štětí will lease the B1 hall at P3 Lovosice, which has been recently completed.

Aleš Zacha, Head of Development at P3 Czech Republic, said: “We welcome Mondi Štětí to our park in Lovosice. In hall B1, we will lease premises with an area of 14,903 m2. Thanks to the adjacent road network, the park is a strategic location for production, storage and distribution.”

The B1 hall will be used by the paper company to store paper and packaging materials before they are distributed to customers. Mondi Štětí will move into the premises in August, this year.

Ilona Lipovská, Supply Chain Manager at Mondi Štětí, said: “The expansion of storage capacity is part of our medium-term growth strategy. During the next year we are expanding production by building a new paper machine. In order to diversify our services to our customers and offer greater flexibility, we want to provide state-of-the-art storage for our goods, including appropriate technology. As a result, this will mean more efficient use of our warehouse portfolio, easier coverage of seasonal fluctuations and better service for our customers.”

Mondi Štětí is the largest producer of kraft paper and pulp in the Czech Republic and one of the largest players in the industry in Europe. In Štětí, less than 40 kilometres from Lovosice, sustainable paper materials are produced on several machines, including sack paper, machine-smoothed paper, or paper with an admixture of recycled paper. Mondi Štětí shall move part of its stock to P3 Lovosice.

Miroslav Šedivý, Senior Associate at Prochazka & Partners, which advised on the transaction, said: “We are very pleased that we were able to take part in the leasing of hall B1 with a size of 15,000 m2 in P3 Lovosice. We are sure Mondi Štětí has chosen the ideal space and partner for its future growth.”

P3 Lovosice is located on the D8 motorway between Prague and Dresden with an hour’s commute to both the Czech capital city and the German border. The buildings in the park meet the BREEAM “Excellent” sustainable standard and Hall B2 even meets the Enviromental Product Declaration III guidelines, meaning it was built with materials with no negative impact upon its surroundings.

Tereza Hametová, development manager at P3, said: “Currently, 6,563 m2 is immediately available, as well as 16,600 m2 of space for a new Hall C, which can be built to a client’s specifications as a build to suit (BTS) project. It has a building permit in place, meaning development can begin at once.”
