YIT has brought the Happi Milánská apartment building in Prague 15 to the rough construction stage, where 72 units and three commercial spaces are being built. The project will also include greenery in a quiet courtyard. The developer is making greater use of prefabrication, which has long been one of its priorities. In addition to modular bathrooms, it also uses prefabricated structural elements. The project is scheduled for completion in spring 2024.
Happi Milanská, a residential building with 7 floors above ground and 2 underground floors, has reached the milestone of rough construction, so YIT has completed the reinforced concrete precast structure of the entire building, including the attics. The walls for the placement of the basement pens and technical rooms were bricked up. Currently, the electrical and lightning wiring is being prepared, as well as the securing of the building against rainwater. The installation of windows and balcony doors is also underway, as is the installation of waterproofing layers. The developer is also planning to insulate the ceiling and facade and has started work on the health and safety installations.
YIT is implementing the project using advanced prefabrication technology, whereby ready-made elements manufactured in the comfort of the factory are brought to the site. This saves time, improves the quality of construction and simplifies the work process. In addition to the incorporation of modular bathrooms, the developer at Happi Milanská has also taken a new approach to the use of prefabricated structural elements – all of which are used for the balcony slabs, ceiling filigree, wall panels, stair arms and elevator shafts.
“By incorporating this innovative technology, we are doing everything we can to not only improve the quality of construction, but also speed it up. We estimate that the use of modular bathrooms can reduce construction time by two to three months. At Happi Milanská we were able to verify that thanks to prefabricated structural elements we are able to build one floor in about two weeks, whereas in conventional construction it takes up to one month. We will definitely use prefabrication in our other projects as well and we are now intensively looking into the possibilities of expanding it,” explains Marek Lokaj, CEO of YIT Stavo.
