Skanska’s Port7 office buildings in Prague has been successfully completed

Skanska’s new Port7 project has received approval for occupancy. The first tenants are now moving into the 3 completed office buildings. Port7 offers 35,800 sqm of premium office and retail space, 50 percent of which is leased. Skanska will now focus on the completion of the nearly 2-hectare public park and the new waterfront, which will soon become the new hub of Prague’s Holešovice. To improve accessibility, Skanska has built an extension of the railway underpass that connects the project to Nádraží Holešovice station.

Tenants are starting to move in.
Oční centrum Praha and Manta Tools have already moved into the Edinbourgh and Dover buildings and started their operations. Other tenants, including insurance and financial group Direct and flexible office operator Scott.Weber, are preparing to open their new premises in the coming weeks. Spring and summer will be enjoyed in the new riverside offices.

“We are delighted to welcome our first tenants to Port7. Skanska’s vision was to create an energetic new place for work, sport and relaxation, where our tenants will enjoy a high-quality and healthy working environment and spacious roof terraces. In turn, the local community will be able to spend time in a new park with an outdoor bar, volleyball court and a range of other amenities. Port7 is an attractive location for new tenants and is currently 50 percent leased. At the same time, commercial negotiations with other partners are underway,” says Jana Prokopová, Director of Leasing and Commercial Asset Management at Skanska’s Commercial Development Unit in Central and Eastern Europe.

The retail space in Port7 is 90 percent leased. Retail tenants such as the Chuck & Frida restaurant with a new food hall concept created specifically for Port7, the Onegym fitness centre and the OpenWine wine shop are preparing their businesses for opening in autumn 2023.

Skanska will now focus on public space.
After the buildings have been approved, Skanska is now continuing to cultivate a large public space that will serve not only the tenants of Port7, but also the entire neighbourhood.

“We are currently focusing on completing the exteriors, especially the public space. An integral part of the Port7 project is the renovation of the Vltava waterfront. Our goal is to create a lively and attractive public waterfront here. A new cycle path built by TSK has already been opened and we are now completing the landscaping and planting greenery. We believe that thanks to the extensive public space of approximately 17,000 square metres, Port7 will become the new vibrant heart of Holešovice,” says Jan Hes, project manager of Port7.

Port7, the new park and the entire area along the Vltava River are now accessible via a new underpass built by Skanska under the Nádraží Holešovice railway station. This provides a much-needed connection between the Holešovice district and the riverfront.

Port7 built for the future.
Port7 was built to be sustainable in the long term. During construction, Skanska minimised the amount of construction waste and rid the site of pollution related
associated with the former industrial use of the whole area. Like all Skanska projects, Port7 is seeking LEED Platinum, WELL Platinum and WELL Health-Safety Rating certifications, which demonstrate the high level of sustainability of the project.

“We have been applying sustainable solutions in our buildings for more than ten years and with each new project we push the boundaries of sustainable office development. Port7 uses 50 percent less energy and potable water than a typical office building of the same size, according to the LEED benchmark. We calculated the carbon footprint for both the construction period and for 60 years of operation. We have transformed a former brownfield into a new sustainable part of the city,” concludes Eva Nykodymová, Health, Safety and Sustainability Manager for Skanska’s Commercial Development Unit in Central and Eastern Europe.
