How have the prices of new apartments changed in recent months Are apartment prices in new developments going up or down? In which projects do developers optimize rates?

Andrzej Oślizlo, CEO of Develia S.A..
In recent months, the prices of apartments in our offer have not changed.

Andrzej Gutowski, vice president, sales director of Ronson Development
Prices remain unchanged at a stable level. In some projects, on the other hand, we are planning price increases.

Anna Bieńko sales director at Wawel Service
Prices in projects with ready-to-commission apartments have not changed, but prices in new projects will be higher. New projects mainly mean a higher land price, different energy conditions, higher wages for the construction team and new technical regulations. If someone has been planning to buy an apartment for a long time and has an investment in mind, it is worth seriously considering this step right now. We encourage our credit customers to take advantage of the assistance of a Wawel Service credit counselor.

Małgorzata Ostrowska, director of the Marketing and Sales Division at J.W. Construction Holding S.A.
According to data from the National Bank of Poland, the average transaction price in the primary market for the 7 largest cities in Poland increased between Q4 2021 and Q3 2022 by an average of 10.9 percent. We try not to raise prices, but it is not always possible. I confirm that in some of our investments prices have increased over the year.

Angelika Kliś, Atal board member
In recent months we have tried to maintain prices, but in some projects we have noted minor updates to the prices of unsold apartments, dictated by the increase in construction costs.

Mariola Żak, sales and marketing director at Aurec Home
Tomorrow’s Town is an investment that is very popular with buyers. We continue to maintain a high level of sales of units, which was not shaken by the events of the previous year. Admittedly, the prices of apartments were raised slightly in the last quarter, but it was a gentle correction.

Sebastian Barandziak, CEO of Dekpol Deweloper
We are constantly trying to keep prices stable. Among the units we offered, there was a slight price increase in the range of 1.5 percent. – 3 percent as part of the Osiedle Pastelowe, Osiedle Kociewskie and Grano Marina Hotel developments.

Zuzanna Należyta, commercial director at Eco Classic
In recent months, we have not made any changes in the prices of the apartments on offer.

Janusz Miller, sales and marketing director at Home Invest
The prices of apartments in our investments have not changed much in recent months. However, there have been promotions related, for example, to the discount on the apartment and the payment schedule. In addition, customers can get a discount on a parking space or a storage unit.

Damian Tomasik, founder of Alter Investment
Currently, the prices of our properties are maintained at the same level as last year.

Marek Pawlukiewicz, spokesman for Aria Development
Over the past few months, we have not raised the prices of apartments. In November we launched a Mega Discount promotion for apartments from the 1st and 2nd stages of the new Natura 2 Estate in Wieliszew. Customers can get a discount on selected units of up to PLN 40,000. The apartments are due for delivery in the first and second quarters of this year.

Marcin Michalec, CEO of Okam
We try to keep prices per sqm in individual projects more or less constant. However, this is highly dependent on the economic situation, the prices of construction materials and the rates of our subcontractors. An increase in the price of materials or raw materials, including energy, translates into rising subcontractor costs, and this naturally increases the cost of the entire construction of residential projects – which also translates into prices per sqm.
