In December, Passerinvest approved the Oliva Residence in Prague’s Brumlovka district. This unique residential building shaped like the fruit of an olive tree with 72 apartments offers living in sunny, airy interiors with plenty of privacy and the possibility of connecting to a smart home. There are also six commercial units on the ground floor and 84 parking spaces available to residents on the three underground levels. Oliva Residence is located near Brumlovka Park in the residential area of Prague 4 – Michle, between Hodonínská, Michelská and Pod Dálnicí streets. Due to its location, the project offers future residents full civic amenities, excellent transport accessibility and at the same time sufficient peace and privacy thanks to the adjacent parks and generous surrounding greenery. The first residents will move into the Oliva Residence, whose architectural design was created by A69 – architects, in the first quarter of 2023.
The shape of the Oliva Residence is reminiscent of an olive tree, making it obvious at first glance that it is an architecturally extraordinary project that fits sensitively into the surrounding environment of the local parks and greenery. Large French windows provide the necessary freshness and airiness of the individual spaces. In the middle of the interior of the apartment building there is an unusually designed stunning atrium with greenery, a glass roof and panoramic elevators. It is a place that naturally creates a meeting space for the residents of the building and thus becomes the imaginary heart of the building. Pleasant loggias or spacious roof terraces will be places for undisturbed relaxation. The entire building has been created to a high standard and uses centrally controlled air recuperation. The use of high quality materials and modern technologies ensures maximum comfort for the end users and a pleasant option is also the connection to a smart home. The interest in such an exceptional space was great right from the start. All the apartments, together with the ground floor commercial units, were sold out within six months from the start of the sale.
“The façade of opaque but translucent glass panels combined with frosted glass railings ensures a high level of privacy for the building occupants when they are on the loggia, while not detracting from the light comfort of the apartments. The private outdoor environment of the apartments goes hand in hand with the social aspect of the interior space of the house, which offers an airy light-filled space lined with wood and complemented by an interior garden with trees enriching the path through the house to your apartment. The journey through the communal spaces of the house thus becomes an experience, not a daily necessity,” commented by Ing. arch. Boris Redčenkov, architect, A69 – architekti, s.r.o.
In close proximity to the building there is a smaller, but equally architecturally conceived building called Olivka. It includes the private Czech-English kindergarten GENIUS Kindergarten and the newly opened café Parkofka. Not only locals will be able to enjoy the unique model of the Swiss railway, which will be completed later this year. The Brumlovka multifunctional building with wellness and fitness club, the Bethany Community Centre, the Christian kindergarten and the Elijáš Primary and Secondary School are also within walking distance. There is also a wide range of shops and services or restaurants, bistros and cafes. In addition to amenities, Brumlovka also has two large green parks, an athletic stadium and several playgrounds. Throughout the area, care has been taken to conserve water, to make buildings energy efficient and to seek temperature control with a large proportion of green and water features.
“Oliva Residence is a truly unique project, not only in terms of its visual aspect, but also in terms of the amenities and the location in which it is situated. The ground floor of Oliva itself will offer several shops and services. All other amenities will be within walking distance of the future residents in Brumlovka – school, kindergarten, offices, supermarket, restaurants, as well as places suitable for sports, relaxation and walks. During the actual construction and design of individual apartments, we respected current trends and expectations of users in terms of size and quality requirements not only for the apartments themselves but also for the common areas of the building. We believe that we have succeeded in building a place where people will enjoy living, have pleasant neighbourly relations and where they will like to spend their free time,” adds Lenka Preslová, Sales Director of Passerinvest Group, the developer of the project.
