Developer and investor CTP is starting construction of a warehouse and industrial complex in Wiskitki, near Warsaw. CTPark Warsaw West will be the company’s fourth investment located in the Mazovia province. The first phase of the project will provide the market with approximately 60,000 sqm of space suitable for production and logistics operations, and is scheduled for completion in Q3 2023.
CTPark Warsaw West will be a cross dock facility that will stand on a plot of more than 50 hectares. As part of the complex, CTP will build four buildings, and a fifth is also planned. The entire development is expected to offer a total of more than 233,000 sqm of space to meet the needs of tenants in the logistics and manufacturing sectors. The developer also plans, as part of the development, to complement this project with a Clubhouse format – a multi-functional space available to the park’s community, but also to local residents. This initiative is one of the hallmarks of CTP’s offering, supporting particularly strongly the building of a generally understood “community.” CTPark Warsaw West will be the company’s first project in Poland expanded with this module.
“Mazovia is one of the most attractive locations for logistics operators and manufacturing companies also due to the availability of labor force. In order to provide them with the infrastructure for further development, we decided to strongly expand CTP in this region. Three of our sub-Warsaw projects, in Kobylka, Mszczonów and Czosnow, will be put into operation in the coming months. Our newest project, CTPark Warsaw West – also the fourth in this group, is a response to the growing trend of regionalizing production and warehouse operations and shortening supply chains, and one of its undoubted advantages will be a format that allows for pick-and-load handling,” explains Bogi Gabrovic, CFO at CTP Poland.
CTP’s newest development is located right next to the A2 highway interchange and in the vicinity of the planned Central Transport Port.
According to the project, the roofs of the buildings are adapted for the development of photovoltaic installations, which will give green energy to the entire complex. The buildings will be equipped with systems for monitoring and managing utility and energy consumption, which will benefit tenants and the investor. There are plans to install DC electric car chargers in the complex, which will meet all tenants’ requirements.
Tenants will also be given full freedom in the arrangement of office modules, which are crucial to support daily business operations. The general contractor for the first phase of CTPark Warsaw West is Atlas Ward Polska.

The first of the CTPark Warsaw West buildings will be completed in Q3 2023. The multi-phase nature of the investment will allow tenants to develop in the long term within a single location.
