The Centrum Południe office building will be Business Link’s second Wroclaw location. The flex office operator belonging to the Skanska Group will offer future tenants more than 1,700 sqm of flexible space. The completion date for the space is scheduled for May 2023. The presence of Business Link in the Skanska office building is another example of the complementarity of Skanska Group’s offer, which is based on synergies and leveraging the advantages of traditional and flex offices.
The premiere of the new location in the Centrum Południe office building will be an important step for Business Link towards building a networked office offer in the capital of Lower Silesia. The company’s first location in Wroclaw was the Green2Day building, located on Szczytnicka Street. The opening of Business Link’s second office in the city is the operator’s response to the growing interest in flex space, making it even more accessible to Wroclaw employees and companies operating in the city.
“Wroclaw is currently one of the most dynamically developing cities in Poland, which consequently generates a huge demand for modern office space. Our research and market observations also indicate that Poles still want to work in offices, both traditional and flexible. The strengths of flex space are certainly the flexible lease terms, but also the high standard and comprehensively equipped, modern common areas, tailored to the most diverse needs and expectations of employees. The office has long ceased to be just a workplace. Today it must offer many more amenities and provide users with the highest comfort and optimal conditions for relaxation. With this in mind, we are designing our space in the Centrum Południe office building,” emphasizes Ewelina Kałużna Managing Director at Business Link and Director of Strategic Workplace Advisory at Skanska.
The new Business Link location will feature a number of amenities that future tenants will enjoy. Office spaces will be equipped with high-quality workstations, including desks with electric height adjustment and ergonomic chairs.

In addition to classic desk work, they carry out a range of formal and informal with frequent use of audiovisual equipment, so we provide diversified possibilities in terms of work and meeting space,” says Tomasz Pater, Head of Workplace Advisory & Execution at Business Link.
Business Link’s space will feature, among other things, interior rooms that serve as meeting rooms, offices or areas designed for working in concentration, telephone booths and alcoves in the corridors, providing opportunities for informal meetings or individual work. The common areas will be formed by a reception area also designed for easy access for people in wheelchairs, an area equipped with comfortable sofas and couches, a modern kitchen encouraging communal dining and team integration, a relaxation area with a game console and high-quality coffee-making equipment. All of this will function surrounded by plenty of greenery and a color palette in a Scandinavian climate, which is the theme of Business Link’s new locations, emphasizing the Swedish roots of the operator’s parent company. – Tenants will also be provided with public meeting rooms of varying sizes, from small two-person rooms to larger ones accommodating up to 10 people. The rooms will be equipped with high-end audiovisual equipment, enabling convenient and easy use on a plug-and-play basis. The office will also feature two server rooms with a functional division allowing secure, individualized access to the equipment installed by our clients at any time they choose,” explains Tomasz Pater. Maćków Studio from Wroclaw will be responsible for the interior design of the new Business Link office.
Skanska has always paid special attention to the aspect of sustainable construction. The Centrum Południe complex was also designed in such a spirit, providing employees with adequate natural light, clean air and thermal comfort. It is the first investment in Wroclaw to receive the WELL Core & Shell certificate, which distinguishes spaces that benefit the health and well-being of users. The first phase of Centrum Południe also received the prestigious LEED Core & Shell certification at the Platinum level, verifying the building’s environmental impact. Centrum Południe has been equipped with solutions that make the building friendly to people and the environment, including air-purifying filters, state-of-the-art humidifiers and ventilation systems that cumulatively provide users with as much as 30% more fresh air than the standards for office space. There are also technologies that enable the reuse of gray water, ultimately reducing the use of this resource. The office building is also fully powered by electricity produced from renewable sources. There will also be sustainable solutions directly in the Business Link space. These will include Cradle to Cradle Bronze certified carpeting, fully recyclable vinyl flooring and suspended ceilings in common areas, which are created using 100% recyclable materials. As part of the lighting system, the operator will use LED fixtures that reduce electricity consumption.
The strength of Business Link’s new location will be its location. The axis of the Centrum Południe office building is Powstańców Śląskich Street, located in a rapidly developing part of the city, with plenty of greenery.
Skanska’s investment is also distinguished by its proximity to the Main Railway Station, the Old Town and the Market Square, as well as the availability of numerous streetcar and bus lines, making public transport access easy and convenient. Tenants who prefer to commute to work by bicycle will also be pleased with the new location of Business Link – as a comfortable bicycle path leads to the complex, and the building is equipped with an extensive infrastructure for lovers of two wheels: racks, an additional elevator, a repair station, as well as showers and changing rooms for cyclists.
As of 2022, Phase I of the Centrum Południe office complex is owned by Stena Real Estate BV.
