P3 Logistic Parks in the Czech Republic plans to build speculatively almost 70,000 sqm in 2023

P3 Logistic Parks, an owner, developer and manager of logistics real estate in Europe, will build almost 70,000 m2 of speculative space in Lovosice, Myslinka nearby Pilsen and Ostrava by mid-2023.

Aleš Zacha, Head of Development P3 Czech Republic, said: “The demand for industrial premises is at a record high. Although the trend is slightly decreasing over time, occupancy is also high, and it is increasingly difficult to find space. With speculative construction, we respond to this lack of warehouse supply in the central European region. We are currently working on three projects that will be ready for occupancy in the first and second halves of next year.”

At the beginning of 2022, P3 started speculative construction in P3 Plzeň Myslinka park. Halls A and B will be built, comprising almost 17,000 m2 of the total 64,000 m2 area of the park. The premises will be primarily intended for light manufacturing and logistics, and will be available for occupancy at the beginning of the second quarter of 2023. The site is near exit 93 on the D5 highway and is connected to the nearby park in Nýřany by road.

Further, approximately 23,000 m2 will be speculatively constructed at the park in Lovosice. Currently, 61,000 m2 have been completed there, where the main tenant is FM Česká. The industrial park is connected to the D8 highway, which leads to Dresden, Germany. The new halls will be completed and ready for tenants during March/April 2023.

Start of the second phase in P3 Ostrava Central

Furthermore, P3 will start in 2023 with the second construction phase of 29,000 m² in P3 Ostrava Central, where the company is bringing back to life a disused industrial site of 44 hectares. Landscaping has already begun, and the completion of the new buildings is expected for September 2023.

Ales Zacha said: “We have completed the first phase of development in Ostrava and are starting the next one. Not long ago, we welcomed the first tenants here: refrigeration company Tefcold, PNS (První novinová společnost) and Linde Material Handling, which ceremoniously started operations in November. We decided to implement the second phase of construction speculatively and thus offer premises to future clients quickly, and above all in the same quality as they are used to.”

P3 approaches the entire project with respect for the surroundings and with a sustainable construction process. Here, for example, is used for the first time a recycling unit which is creating construction material from excavated soil and rubble directly on site for the implementation of the project. All newly built P3 properties are aiming for BREEAM Excellent certification.
