The Czech development company Logport Development has started the construction of its first project called Logport Prague West. The commercial and industrial area with a total area of 150,000 sqm is located near Jinočany in the west of Prague, close to the Prague Ring Road (D0, exit 21 Stodůlky). Logport Parks, which focus on building key urban infrastructure and expanding local amenities, are built to the highest environmental standards with an emphasis on the greatest possible use of alternative energy sources. The premises are intended for storage and light production, administration and sales (showrooms, wholesale and retail stores). They will serve both companies that find in them a quality background for their business, as well as people from the surrounding area. Logport will improve the infrastructure, economy and quality of life in the locality and create approximately 400 new high-quality jobs. Completion of the last building in Logport Prague West is planned for the first quarter of 2024.
“When preparing our projects, we also deal with the development of the locality from the point of view of wider relations, the traffic situation and civic amenities in the vicinity. We believe that the future of Czech development and urban planning is to combine different types of use in one area. Our projects differ mainly in the types of buildings and their use, which we are able to place within one park. From storage and light manufacturing, through showrooms, business areas and offices, to restaurants and gas stations. We place great emphasis on the impact of our commercial zones on the local transport infrastructure. During the preparation of all Logport parks, we cooperate very closely with the representatives of the given municipality, we present the projects publicly and complete them according to needs and input from local residents,” says David Vais, director of Logport Development.
Logport Prague West will consist of seven LogSpace halls intended for urban logistics, distribution and light manufacturing. There will be space for smaller warehouses in the four LogBox halls and manufacturing companies, showrooms, wholesale stores and offices. Part of Logport Prague West will be a retail park, which will be built by the PORTIN development group.
Jindřich Kukačka, founder and co-owner of PORTIN, states in connection with the Jinočany project: “In Logport Prague West, we will build a retail park with a total area of 5,800 sqm, which is already fully leased. The Lidl grocery store will be surrounded by Pepco, Kik, SuperZoo, drugstores and tobacco stores. There will also be a Burger King fast food outlet, Benzina express and a parking lot for 200 cars. We will start the construction of low-energy properties in the second quarter of 2023. We plan to open at the turn of 2023 and 2024.”
In ongoing negotiations with Jinočany representatives and its residents, the developer was extremely accommodating. He appreciated the detailed knowledge of the locality, respected their needs and recommendations on how to improve the project. Cooperation with the municipality of Jinočany is anchored in a contract.
“There has been a significant and positive change since Logport entered the completely unacceptable project. The Logport company respected the comments of citizens, associations and the municipality. The result is the conclusion of an agreement on project limits, which precisely defines the parameters of the entire territory and the project being addressed, and a subsequent contractual document – an investor agreement, which addresses and names the financial support for the development of our municipality, especially its future infrastructure. The company correctly informs the council and the public about the progress of the preparation of this important project,” says Miluše Čančíková, mayor of Jinočany.
Logport Prague West was designed to complement the existing development. Thanks to the fact that 48% of the site area will be green and 30% of the individual halls will be covered with greenery, the entire zone will visually connect well with the residential surroundings, from which it will be separated by a natural grassy embankment with mature trees.
Transport to/from the Logport Prague West complex is conducted outside the municipality. At its own expense, the developer will build three cycle paths and sidewalks that will connect Prague and the Central Bohemian Region. To support the use of alternative transport, the developer will build 4 new bus stops at his own expense. Two of the four stops will be part of the Prague public transport system with a direct connection to the Stodůlky metro.
“Logport Prague West will expand civic amenities and offered services in the village of Jinočany. Thanks to this, local people will not have to commute to Prague so often for shopping and services. I believe that they will also take advantage of the new high-quality jobs that will be created in Logport Prague West, approximately 400,” adds David Vais, director of Logport Development.
Logport Prague West is built to a unique technical standard that meets the strictest criteria for long-term sustainability of buildings and minimizing their impact on the environment. The project aims to obtain the international environmental certification of BREEAM buildings at the Excellent level for both the construction phase (BREEAM New Construction) and operation (BREEAM In-Use).
