Another industrial area in Liberec will be transformed into a residential area. Zahrada Gallas will be established on the site of a former textile factory in the Františkov district of Liberec and will offer over 300 apartments within three years. The developer will lay the foundation stone next week, and already a third of the apartments in the first stage have been reserved. The new neighborhood is a project of the companies Coop Development, Ungelt Partners, Liberec’s Stavební bytového družstup Sever and Stavební bytového družstup Praha.
“We started sales on June 21, when we opened an exhibition on cooperative construction here in Liberec,” said Anna Ježková from the Coop Development company. According to her, the first stage includes 96 cooperative apartments, where interested parties only need to pay 20 percent of the price of the apartment and pay a one-time membership fee of CZK 50,000. Prices start from CZK 2.928 million for a 1+kk with an area of 38 square meters, where interested parties only need to pay CZK 636,000, including the cooperative membership fee, and the rest will be paid in the form of a 30-year lease.
The project for the development of the area between Švermová and Vysoká streets was presented by investors for the first time in 2009, when they requested a change in the zoning plan. The land was originally intended only for industrial production, and therefore its purpose had to be changed. The area for construction is divided into a southern and a northern part separated by the Františkovský stream. The stream crosses the land, but today it is hidden by a pipe. The project envisages the opening of the stream bed and the reclamation of the area.
The houses designed by the English studio Chapman Taylor are based on the First Republic tenement villas typical of Liberec. There will be seven houses with a maximum of six floors in the area. “We want to build a place that will not be an anonymous housing estate. The houses will be surrounded by a garden for local residents to relax in. In the vicinity of their home, they will find a children’s and workout playground, grill points, a pétanque court, a yoga area, a relaxation zone for rest, or a service point for bikes and much more. Children can play outside between the houses on the playground without fear of being hit by a car,” added Ježková.
This is not the first such project in Liberec, which has a population of 100,000. In the summer, investors completed a residential complex with 300 apartments on the site of the former Assembly Works in the city center. It was shared by three investors – the Oáza project in the center offered 114 cooperative apartments and another 84 apartments were available for ownership in the Nábřeží Residence. In both cases, the apartments were sold out long before completion. A few days ago, they opened the last part of the project – the RoSa Residence, which offers community housing for seniors in 98 rental apartments. More than half are occupied.
