CONTERA completes two buildings of the CONTERA PARK OSTRAVA D1 logistics park

CONTERA has completed the first two buildings of the CONTERA PARK OSTRAVA D1 logistics park in Ostrava-Hrušov, which covers an area of ​​approximately 35 ha. The planned area is approximately 151,000 sqm of industrial space, with the first two buildings occupying an area of ​​more than 108,000 sqm. The buildings are mainly intended for light industry, warehouses and production. The project, which was launched in autumn 2020 with expected total costs exceeding CZK 2.9 billion, is being built on the site of a former brownfield site and includes one of the largest and most modern industrial halls in the Czech Republic. Both buildings are fully occupied by tenants. A third building is under construction, with completion scheduled for spring 2023. Contera Park will also include a state-of-the-art technology park, with construction scheduled for 2023-24.

Contera park D1 in Ostrava-Hrušov is being built on a site that, before its revitalization, served as a housing location for workers from nearby businesses in a former industrial area. In the floods of 1997, the entire area was flooded and the houses were so badly damaged that it was decided that they would not be renovated. The devastation of the locality and gradual depopulation resulted in the creation of a so-called social brownfield. After the floods, the city of Ostrava decided to change the use of the land and allowed the dilapidated buildings to be replaced by administration and light industry. It also pushed for property consolidation of the land and became the owner of the land. The land also received flood protection in the form of protective dams along the Odra and Ostravice rivers. After winning the tender in 2019, the Contera company bought the properties with the aim of bringing new life to this abandoned and devastated area, continuing the tradition of the original industrial area.

“Ostrava considers the meaningful and city-building use of brownfields, of which it has a large number in its territory due to its industrial past, as one of its strategic goals. Due to its convenient location and proximity to key transport infrastructure, there is potential for thousands of job opportunities with economic benefits for the entire region. The Con-tera Park D1 project is a good example of this being successful. I am pleased that the previously neglected and unused part of Hrušov, in the form of this industrial park, has already found its new function and is fully integrated into the city’s organism,” said the mayor of the statutory city of Ostrava, Tomáš Macura.

In record time, Contera succeeded in revitalizing the area and building a logistics park on it. Currently, there are 3 halls with an area of ​​approximately 120,500 m2, others are either under construction or planning preparation. 950 new jobs were created here and more will be added in the coming years. A new public transport bus line has also been introduced to the area, and racks for shared bicycles from the NEXTBIKE company are located here. The park and surrounding parterres also include a large amount of new greenery, which Contera relies on for all its projects. This improves not only the air and natural humidity, but also a pleasant environment for park employees, who use some parts to regenerate during work breaks. Both buildings are certified at BREEAM Very Good level, which indicates that they work very well with energy, water and waste and are generally environmentally friendly. Next year, a photovoltaic power plant should grow on the roof of the buildings, and chargers for electric cars will also be added.

Hrušov has been an important industrial center since the 19th century, we believe that our logistics park will help this district gain a new, meaningful application,” said Dušan Kastl, executive director of Contera.

The dominant user of CONTERA PARK OSTRAVA D1 is the distributor of sports equipment, the company Sportisimo, which moved its logistics headquarters here. The hall with an area of ​​66,500 m2 is partially equipped with robotic systems controlled by modern software. Almost no employees work in the part called High Bay, the movement of goods is completely automated. In addition, High Bay boasts a clear height of 23 meters, there are only a minimum of such high halls in the Czech Republic. The five-story Pick Tower mezzanine is equipped with air conditioning and has a facade with full-size windows, which significantly increases the comfort of the approximately 250 employees here. Other users of the first two buildings of the Hrušov park are AT Computers, Plzeňský Prazdroj, and VAS Solutions.

The third building within the park is currently being completed. The building mainly offers smaller highly flexible spaces, with a high ratio of office areas. A large part of the building is already occupied by tenants, among whom are the company with Nordic roots Ruukki, the Czech company První Signální, the manufacturer of Tesla Batteries and others. In the following months, the construction of the first extension of the Sportisimo building with a total area of ​​8,100 m2 will be started, and a modern technology park project is also being prepared.

Large areas for rent and the total area guarantee flexibility even for possible growth of clients. The advantage of the park is really excellent transport accessibility, the location of the park near the D1 highway and the railway guarantees an excellent connection to other regions of the Czech Republic, Poland and Slovakia. There are a number of industrial zones in Ostrava, but they are almost fully utilized, and CONTERA PARK OSTRAVA D1 thus represents a unique opportunity for further business growth in the city.
