Completed residential buildings in Poland increased by 5% y / y in H1 2022

Number of new residential buildings completed in H1 2022, it amounted to 54.1 thousand, i.e. 5% more y / y, the Central Statistical Office (GUS) reported. Their total cubature amounted to 51.8 million m3 – 4.6% more y / y. Single-family buildings accounted for 97.6% of all buildings commissioned. 46.8% of the completed dwellings in all new residential buildings were located in multi-family buildings (2.4%).

The residential construction was dominated by the traditional, improved erection technology, which was used in the construction of 98.6% of new residential buildings completed. Taking into account the number of storeys, two-storey (65.3%) and one-storey (30.1%) buildings were built the most, in which there were respectively 37.1% and 15.5% of the total number of flats delivered for use, while 47.4% of flats were located in buildings with three or more floors (4.6% of new buildings), according to the report.

In the discussed period, developers built 57.6% of all newly completed apartments, and individual investors – 41%. Compared to the previous year, the share of flats built by individual investors and intended for sale or rent increased (by 0.8 percentage point and 0.1 percentage point). On the other hand, the total share of flats in other forms of construction decreased (by 0.8 percentage points), the report also stated.

The water supply system from the network had 91.9%, and the sewage system with discharge to the network – 77.6% of the dwellings completed (the remaining dwellings were connected to the local water and sewage infrastructure). 42.1% of the dwellings were supplied with gas from the mains, and 31.9% with hot water supplied from a combined heat and power plant, heating plant or a local boiler house. 32.1% of the apartments were connected to the central heating network, and the rest had individual central heating (43.6% of them were equipped with gas-fired boilers / stoves, 14.5% with solid fuel boilers / stoves, and 9, 8% in other types of heating).

The average duration of the construction of a new residential building put into use (calculated from the date of its commencement to the date of putting the building into service) in the first half of 2022 increased by 1 month compared to the corresponding period of the previous year and amounted to 42.5 months. Multi-family buildings commissioned in the analyzed period were erected in almost twice less time than single-family houses.

The Central Statistical Office (GUS) also announced, supplementing earlier data, that in the first half of 2022, 109,500 vehicles were commissioned, apartments with a total usable area of ​​10.5 million sqm and the number of rooms equal to 437,500. Compared to the previous year, the following increases were recorded: the number of flats – by 4,100 (3.9%), usable floor space of apartments – by 431,100 sqm (4.3%) and the number of rooms – by 17,600 (4.2%).

The average usable floor area of ​​a newly completed flat was 95.5 sqm (in the first half of 2021 – 95.1 sqm). The average floor space of a flat in single-family buildings was 133.2 sqm, while in multi-family buildings – 52.5 sqm. On average, individual flats had 142.5 sqm of floor space, flats for sale or rent – 63.1 sqm, while flats included in other forms of construction (i.e. cooperative, municipal, social rental and company) – 53 sqm.
