UBM launches its new Astrid Garden residential project in Holešovice

UBM Development Czechia is launching the sale of the Astrid Garden residential project, which will be built in U Průhonu Street in Prague 7 and will include 138 apartments and two commercial units. Construction has been underway since November 2021 and its completion is planned for the second half of 2024. The residential project Astrid Garden and the neighboring office building Astrid Offices were designed by the renowned and many-awarded architectural studio Bogle Architects. The project is implemented with BREEAM environmental certification and its sale is handled exclusively by the real estate agency Lexxus Norton.

Astrid Garden offers a total of 138 apartments with 1+kk to 4+kk layouts and sizes from 29.5 m² to 107 m², including two maisonettes with their own entrance. Each unit will have its own cellar and parking space in a two-story underground garage. In the apartment building, the owners will be able to use a bike room with a bike washer and a workshop. Future residents can look forward not only to private gardens and roof terraces, but also to a quiet courtyard rich in greenery. Two commercial units will be located on the ground floor of the building in U Průhonu street.

In accordance with the name Astrid Garden, extensive greenery will be planted on the roofs, and intensive greenery of diverse grasses and trees on the ground floor. Parts of the roofs of the individual sections of the apartment building will be planted with extensive greenery, which produces oxygen, retains carbon dioxide, prevents overheating of the roofs, absorbs pollutants from the air, filters dust particles and prevents it from swirling, mitigates the so-called heat island effect, and reduces temperature fluctuations between day and night etc. Rainwater from the storage tank will be available for roof irrigation. The residential project meets the current requirements for the use of renewable resources and the reduction of energy consumption. In the sections of the apartment building facing U Průhonu street, a recuperation system is proposed in the apartments, which works on a system for recovering heat from the exhaust air and helping to reduce heating costs. The elevators in the building are equipped with electricity recovery.

In 2021, we approved Astrid Offices here, an environmentally friendly and sustainable office building with LEED Gold certification, which was awarded in the prestigious “Best of Realty” competition in the New Administrative Centers category. We plan to follow up on this success with the Astrid apartment building Garden. The Astrid Garden residential complex in U Průhonu Street will be sensitively integrated into the existing development. The apartment building contains eight sections with two, four and six above-ground floors. Thanks to this architectural concept, the sections are intimate in nature, as they have their own entrance and elevator. It is a new building on the site of the former Astrid cosmetic brand factory with one reconstructed building in U Průhonu Street, which used to be the seat of the owner of this world-famous brand. This building will offer impressive interiors with high ceilings.

The main idea of ​​the developer is to build an apartment building with a continuous green space in the center of the area. Regularly graded facades ensure interior lighting. “The well-thought-out layout of the low-floor parts of the buildings with only 20 apartments will create a pleasant, intimate atmosphere in combination with common spaces full of greenery. The concept of a closed space will ensure a sense of security and peace,” explains Josef Wiedermann.

Holešovice, stretching along the Vltava meander up to the top of the Letenská plana, is characterized by rapid development, excellent civic amenities and transport accessibility. There are, among other things, a large number of restaurants, cafes and grocery stores, kindergartens and elementary schools, fitness studios, a golf course and a football field, cultural experiences are offered by local music clubs, the DOX Center for Contemporary Art, etc. Within five minutes, you can walk to bus or tram stop and within 10 minutes you can reach the metro station line C – Vltavská or Nádraží Holešovice or metro station B – Palmovka. A large number of bicycle paths pass through the district. There is a ferry from Bubenské to Rohanská nábřeží. As part of the revitalization of the district, a completely new Štvanická footbridge connecting Holešovice with Karlín is planned. Stromovka forest park, Letenské sady or the Vltava embankment invite you to pleasant walks.
