The development of the e-commerce market increases the demand for BTS (built-to-suit) warehouses, designed and built according to the needs of a specific customer. Following these needs, the consulting company CBRE signed the first of eight planned contracts with PROPCO, a developer that is currently the only one on the market to create small, tailor-made warehouse spaces. As part of the cooperation, CBRE will deal with, among others consultancy in the field of designing and adapting the space to the needs of clients and intermediation in renting. This is the first cooperation of this type on the market.
“The warehouse market is still focused on large-format facilities and large logistics centers, but for a long time we have been observing a growing interest in small, but perfectly suited BTS warehouses. Many companies need advice in this regard, which is why we were happy to engage in cooperation with PROPCO. It is currently the only developer on the market that offers warehouses with an area of 2,000 to 5,000 sq m. sq m, tailor-made for specific clients. The first contract signed is behind us, but there are plans for more,” says Marcin Janik, Senior Consultant and Head of the Wrocław region at CBRE.
The first contract signed between CBRE and PROPCO concerns the lease of a BTS warehouse for DPD Polska. The facility will be built in Bolesławiec and will have 2.5 thousand sq m. sqm surface. The location close to the city and important communication junctions as well as individual adaptation to the company’s needs will positively affect the quality of courier deliveries in the area. The warehouse will also meet the requirements of ESG, i.e. sustainable development, thanks to technological and pro-ecological solutions, which is an important aspect for PROPCO and CBRE. The construction of the facility began in June this year, and its commissioning is scheduled for January 2023.
