Centrum Południe sees 750 sqm new tenant ANEGIS

The first stage of the Centrum Południe office complex developed by Skanska is gaining another tenant. At 750 sqm ANEGIS, a company specializing in digital transformation of enterprises with the use of Microsoft technological solutions, will open its office here. The new tenants will move into the building in November 2022. The signed contract means that this phase of Skanska’s flagship investment in Wrocław is already 80% leased.

Centrum Południe is a multi-stage project that sets new standards in terms of sustainable solutions implemented in office buildings. The investment has obtained, among others WELL Core & Shell certificate at the Gold level, which confirms that the investor focused on thermal and acoustic comfort, health and the needs of the building users. This is the first such award in the capital of Lower Silesia. The investment also boasts a LEED Platinum certificate, which verifies the building in terms of its impact on the natural environment. Now the employees of another tenant – ANEGIS – will be able to use the highest-quality, sustainable office space.

This confirms that the solutions implemented in the building have a significant impact on the health of people working in it. This is not only about the shape of the floor, which illuminates 95% of the office space with natural light, but also about the air quality and acoustic parameters that will be met by the new ANEGIS office,” says Aleksandra Kalina-Tacik, Leasing Manager at Skanska office company in the region CEE.

ANEGIS is a company with British-Polish capital and experience in designing and implementing innovative IT solutions. He helps clients from Poland, Great Britain, Germany and Scandinavia in digital transformation, using, among others, to improve the efficiency and effectiveness of enterprises tools integrating modern technologies – IoT networks, cognitive systems, mixed reality. ANEGIS has offices in Wrocław, Warsaw, Sieradz and London. It employs over 150 experts specializing in Microsoft products and services – solutions from the Dynamics 365 family (ERP, CRM), Power Platform and HoloLens. ANEGIS has implemented CRM and ERP systems for many large entities from the production and commercial industries, such as Nicols, Media Expert, AmRest, Saller Polbau. Among the development companies using solutions from the Dynamics 365 family, one can mention, among others ERBUD, Unibep, Echo Investment or Warbud.

Due to the dynamic development, ANEGIS invites consultants and programmers from the Dynamics 365 area to cooperation. New employees will already use the facilities of the ANEGIS office in Centrum Południe, which the company will arrange for 750 sq m. The opening is scheduled for November 2022.

In the project, we gave up the outdated open space, because we wanted every ANEGIS employee to have their own personalized space that would provide them with exactly the comfort of work that they would find in London or New York,” adds Krzysztof Langner, Vice President and Sales Director of ANEGIS.

It is no secret that office tenants put enormous pressure on developers in terms of sustainable construction, reducing their carbon footprint and creating a space that is safe and inspiring for tenants and their employees. We are very pleased that ANEGIS will be able to create a functional and comfortable space for the continuous development of its activities in the innovative and safe spaces of the Centrum Południe building. We had the great pleasure of advising the tenant on this transaction and we believe that it was a very valuable process for all parties,” says Aleksandra Stanisz, consultant in the office space department at JLL.

Centrum Południe has been designed under the ESG (Environmental, Social, Corporate Governance) standards, as evidenced by the pro-environmental solutions used in the investment. The building uses, among others LED lighting, chilled beams and free-cooling system – thanks to this, it consumes up to 1/3 less electricity, which contributes to reducing the carbon footprint. Electricity comes only from sources renewable energy and is produced by wind farms. The buildings contain technologies that allow, among others, to reuse gray and rainwater, thus generating significant savings in its consumption.

The pavements around the first phase of the complex were made of concrete that purifies the air from harmful substances, such as nitrogen oxide. Mainly regional products are used in the construction of Centrum Południe. Finishing materials, such as paints, adhesives or sealants, are selected so that they do not contain hazardous volatile organic compounds. Green areas around office buildings are cultivated without the use of harmful pesticides and herbicides.

The building belonging to the second stage of Centrum Południe has recently reached its target height. Its completion is scheduled for the fourth quarter of 2022. It will provide 21,500 sqm to the Wrocław market. modern and sustainable office space, enriched with interesting solutions, such as terraces or loggias with an area of ​​up to 40 sqm. Between the buildings there will be, among other things, a generally accessible basketball court.
