Hines, a global real estate company, informs that the Hines European Value Fund (HEVF 1) has signed two more contracts for the lease of office space covering approximately 770 sq m. at the Wola Center in Warsaw.
Wola Center, belonging to the HEVF 1 fund, will become a new headquarters for the companies: JIT TEAM Sp. z o.o. from the IT industry and Mytaxi Polska Sp. z o.o., dealing with urban mobility. Both contracts are long-term.
The Wola Center complex consists of four modern A-class office buildings offering a total of 34,930 sq m. office and commercial space. The facility is located in a very convenient location – at ul. Przyokopowa 33 in Warsaw’s Wola district, in the immediate vicinity of the Daszyńskiego roundabout and the Warsaw Uprising Museum. Thanks to the proximity of the metro and train station, Warszawa Ochota is well connected with other city districts and towns near Warsaw.
In addition to the office space, Wola Center also offers co-working space in the main lobby, commercial and service premises, an elegant patio with an area of 1,000 sq m, with free Wi-Fi access, green terraces, as well as extensive infrastructure for cyclists – stands and cloakrooms with showers . Motorists have at their disposal a two-level car park for 319 cars, where chargers for electric and hybrid vehicles will also be installed. Wola Center has the BREEAM In-Use certificate at the “Excellent” level.
“At Hines, we understand all the needs of our tenants. We implement them through the adaptation of office space, ongoing service and contact with clients, as well as support for initiatives that they implement as part of their activities. I am glad that more companies have appreciated our offer and high-quality space in Wola Center, ”says Patrycja Zyśk, Leasing Manager, Hines Polska. “At the beginning of June, we had the opportunity to support our long-term tenant, Wolters Kluwer, in organizing a programming marathon in the legal industry – Legal Hackathon 2022. For this purpose, we opened a green lobby at Wola Center. Both the tenant and the participants of the event appreciated the quality of the space and the atmosphere of the place conducive to creativity and effective work. This event showed that our spaces – not only office spaces, work well in all conditions and adapt to the needs of our tenants,” adds Patrycja Zyśk.
One of the two new tenants who signed the contract with Hines is JIT TEAM Sp. z o.o., a company providing IT and outsourcing services. The lease agreement covers over 420 sq m. office space on the 8th floor of the Wola Center building. The tenant was supported in the process of finalizing the contract by the consulting company Walter Herz.
“At JIT TEAM, we work in a hybrid model, which is why we want to create the most comfortable and friendly places for both work and meetings of our employees, in order to encourage them to visit our offices as much as possible. The choice of the new location was influenced by many aspects, but the main task in the whole process was to find a space that would allow us to create an office that would meet the needs of our colleagues from Warsaw, while maintaining the internal standards of JIT TEAM. Hence, we can distinguish several key factors that influenced the choice of new office space: location – the accompanying infrastructure, high standard of the building, safety and the use of sustainable and pro-ecological solutions – the latter are evidenced by, among others, the BREEAM In-Use certificate received by the building at an excellent level this year,” says Maja Studzińska, Office Manager, JIT TEAM Sp. z o.o.
“We are glad that the JIT TEAM company, operating in the IT sector, has decided to return to the office, despite its specialization. The organization wanted to create a comfortable and comfortable work space for its specialists, appreciating the unique advantage of working in a standard office, which is the ability to build relationships in a team, ”says Mateusz Dembski-Kornaga from Walter Herz.
The second tenant, Mytaxi Polska Sp. z o.o, a company that runs a multi-platform urban mobility service, will occupy over 340 square meters of space on the 9th floor of the complex. In the process of signing the contract, the company was supported by experts from Nuvalu Polska.
DPPA supported Hines in the above-mentioned contracts.
