Zeitraum company opens its second serviced apartment in Prague

The Zeitraum company starts operating in June as the second house with serviced apartments in the center of Prague, after the “Franz by Zeitraum” building in Opletalova Street has been operating successfully since 2021. The newly opened house “Karl by Zeitraum” is located in Krakovská 2, just a few minutes walk from Wenceslas Square and Charles Square. It will offer short-term accommodation for several days and long-term rentals. The reservation system has already been launched. You can choose from a total of 32 stylish apartments with fully furnished interiors, including kitchens. There are both smaller units reminiscent of the layout of the studio, as well as spacious three-room apartments with an area of ​​about 75 square meters with a separate bedroom.

The house is the second similar building that Zeitraum will operate in the Czech Republic. The company entered this segment last May with 53 accommodation units in Opletalova Street. “We noticed an interest in serviced apartments almost immediately after the opening of the first building. During last year, which was affected by restrictions on travel, guests from the Czech Republic were key for us. However, clients from Germany, Poland and other European countries also gradually joined them. This year we are already registering an increase in the number of foreign guests outside Europe. However, local clients who like to come back to us remain a priority for us,” comments Zdena Noack, Managing Director at Zeitraum, adding: “In any case, we have been monitoring the increase in demand for medium-term accommodation since by 200%. The interest is mainly in the flexible length of stay with the possibility of extension – this applies to both short-term accommodation and long-term rentals. These are mainly clients of various national and multinational corporations, but also families for whom Prague may not be the final destination.”

The new house “Karl by Zeitraum” is situated near Wenceslas Square, which is the center of social and business events in the metropolis. The original corner building from 1884 between Krakovská and Žitná streets underwent extensive reconstruction, designed by the Prins architectural studio. The construction work took place from the 3rd quarter of 2020 under the baton of the general contractor Konstruktis. At the same time, this attractive location made it possible to create unique views towards the National Museum.

“Approximately half of all apartments are for short-term accommodation. In our experience, they are most often used by people who come to the metropolis as tourists and spend an average of 4 days there. Another 50% are residents and guests for long-term stays with a length of several months or years. A novelty in Krakovská will be three-room apartments. Based on the current demand, we decided to expand our offer for long-term leases. In developing our concept of serviced apartments for long-term rentals, we can also draw on the experience of our sister brand omeHome by Zeitgeist´, which provides rental housing in Poland and the Czech Republic, while in Prague its portfolio currently includes 16 residential buildings in renovated houses and new buildings. in different locations,” describes Zdena Noack.

Individual rooms are equipped with basic furniture – whether it is a place to sit, built-in wardrobes, a large enough desk or beds with quality mattresses. There is also a fully equipped kitchen, including electrical appliances (induction hobs, microwave ovens, kettles and dishwashers). All rooms have underfloor heating. Of course there is a smart TV with satellite receiver and unlimited Wi-Fi connection.

The apartments are airy and have high ceilings. The rooms are modern in style, with neutral tones that evoke comfort and a cozy atmosphere. All equipment is maximally functional and practical, even for smaller units. When choosing furnishing items, the Czech company was given space. Storage spaces, tables and kitchens were made to measure by the Carpentry Duspiva. Comfortable beds with quality mattresses were supplied by Sanybet. The sofa beds come from Polstrin and the lighting supplier is PROFI lighting.

The reservation of short-term accommodation and long-term rentals takes place through an online reservation system. The service provided includes, among other things, general maintenance of the apartments and, on request, continuous cleaning. Central laundry with high-performance washing machines can be used for washing / cleaning. Comfortable and safe entrance to the building and individual apartments is ensured by chip cards.

“As one of the few in Prague, we provide fully equipped apartments, in which one not only enjoys a few days, but is able to live fully and long-term without any additional investment in equipment. When comparing flats for rent, there is no need to furnish an flat in case he wants to stay only 1 or 2 years. In addition, the client does not expect any unpleasant surprises or additional unbilled costs – everything is already part of one award,” concludes Zdena Noack.
