HIH Real Estate (HIH) has signed a new rental agreement with RTL Deutschland (RTL). On June 1, 2022, RTL expanded its 4,300 square meters of rental space in the Behrenpalais property at Behrenstrasse 19 in Berlin by 1,630 square meters and is leasing it for a further ten years. RTL Deutschland has been operating the capital city studio for the broadcaster brands RTL and ntv in the property since it was built in 2015. The building is part of a closed special fund managed by HIH Invest.
Alexander Franzmann, Asset Manager at HIH, says: “It speaks for the Behrenpalais that RTL, as a very reliable, prominent business partner, is expanding its rental space there. This allows us to keep the stable tenant structure for the asset. It is in a top location, parallel to Unter den Linden and opposite the Komische Oper.” The property also has excellent public transport connections, with the Brandenburg Gate S-Bahn and U-Bahn stations 400 meters away .
“The attractive location in the political heart of the capital and the opportunities that the building offers us convinced us,” says Thomas Iwers, Real Estate & Facility Management RTL Germany. “The importance of cross-media journalistic reporting in Berlin is growing and we are pleased to be opening a new chapter for our capital city studio with the further rental in the Behrenpalais.”
Martin Schubert, Head of Rentals in the East Region at HIH, says: “We are delighted that we have been able to bind RTL to the location in the long term. We see it as a confirmation of our work in recent years that RTL is even expanding the areas again, and we want to continue to meet expectations in the coming decade.”
The multi-tenant property has a total rental area of almost 7,700 square meters on seven floors and is fully let. An underground car park offers 131 parking spaces.
