The Ruhr-Universität Bochum, one of the largest institutions for research and teaching in the Ruhr area, is expanding its rental space at Universitätsstraße 140. From July 2023, the university will occupy an additional 4,860 m² of office space, and from February 2024 another 610 m² of workshop space will be added. The rental agreements have a term of 18 (office) and 17 (workshop) years. The property, which is already fully let, has a total floor space of 20,270 m² and is part of Union Investment’s real estate special fund UII GermanM.
“The office property at Universitätsstraße 140 has flexible floor plans that also meet the modern requirements of the Ruhr University. The expansion of the rental space shows once again that properties with such flexible and sustainable space remain in demand even in difficult times,” says Sven Lintl, Head of Asset Management Germany at Union Investment.
The property is located in the south-east of Bochum and is part of the campus area of the Ruhr University Bochum. The Ruhr-Universität underground station provides excellent connections to the city center.
The UII GermanM, launched in 2016, pursues a “midscale” strategy. The focus of investment is on medium-sized office and commercial buildings, which are mainly located in ABBA and themed locations. The focus is on locations that are sustainable in the long term, sustainable cash flows and a balanced risk/return profile.
