Prague has approved the next phase of investment preparation in Nové Dvůr

Rada hl. City of Prague has approved the next phase of investment preparation for a rental housing project, which should expand the city’s housing stock by approximately 45 new housing units. The apartment building will be built on municipal land in Durychova Street in Nové Dvůr.

“The housing project in Nové Dvůr is one of the first swallows of the city’s rental housing, which the city will use to provide affordable housing for single mothers, seniors or the necessary professions for the operation of the city. Our Prague development company is working on dozens of such plans. We are thus fulfilling a debt from the past, when the city only privatized and did not build its own flats. Nové Dvory is a locality that is perfect for such projects. The city owns large plots of land here and metro D will lead here, so we want to create a lively city district here. Prague must remain a city for everyone, not just the rich, and affordable housing is a basic prerequisite for this,” says Petr Hlaváček, the first deputy mayor of the capital. of the City of Prague for Territorial Development.

Nové Dvory for urban rental housing:
Nové Dvory is one of the largest development areas in Prague, where the city owns continuous plots of land suitable for housing construction. The construction of the metro station D is an impulse for the development of the whole area, which will include various housing projects, a kindergarten and primary school, a center for shops and services, spaces for leisure / recreational activities, especially sports and culture.

One of the first housing projects in this locality is located at the intersection of Novodvorská and Durychova streets. Investment funds approved by the City Council The City of Prague will use the Prague Development Company to prepare a volumetric verification study of the construction, to announce a tender for the supplier of project works and to prepare documentation for the zoning decision.

“We are planning several urban rental housing projects in Nové Dvůr. We have already informed
about the Jalový dvůr project, today Prague approved the Durychova I project, other housing projects will gradually follow. This is a large area where 1,600 to 2,000 city rental flats could be built in a 15-year horizon,” adds Petr Urbánek, director of PDS.

“Our coalition has committed itself not to sell off the city’s housing stock, but to expand it. Every other urban housing project is proof of that. In the next few years, thousands of Praguers can look forward to affordable and high-quality urban housing,” added the councilor for housing and transparency Adam Zábranský.

“We fully support the development in Nové Dvůr. Therefore, in connection with the construction of the Nové Dvory D metro station, a territorial study was created. We have traditionally involved the public in site planning. Residents here could visit, for example, a planning container, take part in some of the walks, fill in an emotional map, a survey or take part in discussions,” added Ondřej Boháč, director of IPR Prague.

The Prague Development Company (PDS) was established on the initiative of Petr Hlaváček on June 1, 2020 as a contributory organization of the capital city of Prague. Its goal is to enhance the real estate assets of the capital. The city of Prague and the preparation of projects, especially city rental housing, with the aim of expanding the city housing stock owned by the city, which may be available especially for the so-called preferred professions. By decision of the City Council, the DSO was handed over for management in 2020 to more than 400,000 sqm of land owned by the City Hall, on which the construction of 6,000 – 8,000 flats is expected in a horizon of up to 10 years.
