Prague approves next phase of investment preparation for 2 city rental housing projects

The City of Prague approved the next phase of investment preparation of approximately 600 city rental flats, which should be created in the Dolní Počernice Projekt 2 (approx. 550 units) and Peroutkova in Prague 5 (approx. 50 units) projects. In the case of the project in Dolní Počernice, the Prague Development Company (PDS) prepares a so-called master plan (overall urban concept) of the entire area with an area of ​​12.9 ha and subsequently announces architectural competitions for the solution of individual stages. For a smaller housing project in Peroutková Street in Prague 5, the DSO, in cooperation with designers who will emerge from an open tender, will prepare project documentation for land and construction proceedings. Only then will it be possible to create specific proposals and projects for both assignments, which will be the basis for discussions with the relevant authorities.

“The size of the land in Dolní Počernice is an ideal opportunity to become an example of a modern urban solution – a 21st century garden city. The preparation of such a territory has its laws and I look forward to the fact that after the creation of the master plan and the planning of the infrastructure, original architectural solutions will be created for specific stages of the project in the coming years,” says Petr Hlaváček, First Deputy Mayor. of the City of Prague for Territorial Development.

Land in Dolní Počernice with a total area of ​​18.5 ha is one of the largest development areas in the capital. m. Prague, which can be used for residential construction. The DSO divided the entire entrusted territory into three project parts, of which Project 2 and Infrastructure were approved today by the City Council:
• Project 1 includes the construction of approximately 250 flats and the next procedure was approved as early as 2021
• Project 2 includes about 550 apartments
• Infrastructure (all networks, sewers, waste, transport connections, etc.).

In Dolní Počernice, a new district is being prepared in the form of a garden city, which will be friendly to future and current residents and the environment. In the horizon of 10 to 12 years, there will be about 800 housing units in family, terraced and low-rise apartment buildings with shared gardens and courtyards, which are sensitively linked to the surrounding residential area. The project will also include smaller commercial premises for retail stores, small service establishments and doctor’s offices, a small square with ornamental greenery and a sports ground for children and adults. In the next stages, the solved area will also include a primary school, for which a significant area is specified in the zoning plan. Within the project part Infrastructure, the traffic situation and connections to public transport and PID will be addressed, among other things. The whole project should be implemented gradually in the years 2025 to 2034.

“The planned city construction was presented both to the Prague – Dolní Počernice District Council and to the inhabitants of our city district, and its final form and phasing will be further specified and discussed. We are still negotiating and believing in a concrete form on an ongoing basis, and the traffic situation, which is a condition for the further long-term acceptable development of our city district, will be addressed together with urban construction. Furthermore, we prefer the construction of new school facilities in the area,” says Zbyněk Richter, mayor of Dolní Počernice.

“Dolní Počernice, together with Palmovka and Nové Dvory, is one of the largest areas we process. We are preparing the new district to contribute to meeting the capital’s climate commitments. I believe that this project will become the flagship of sustainable urban development,” adds Petr Urbánek, director of PDS.

“I continuously monitor the progress of the preparation of urban construction in Dolní Počernice and we consult with PDS on the preparation from the perspective of the city as the future owner and landlord. It is important that, in addition to housing, there will also be other public services on site, which will complete the whole concept,” adds Adam Zábranský, Councilor of the City of Prague. of Prague for housing.

On the municipal land with an area of ​​1.8 ha, which is located in the wider center of Prague, the construction of an apartment building with about 50 rental units and space for retail or administration on the ground floor is planned. PDS announces a tender for the developer of complete project preparation and documentation for the zoning decision and subsequently the building permit. The project should be implemented in the period 2024 – 2026.
