In the near future the group of tenants of the Central Point’s building (property of Immobel Poland) will be joined by three companies with diversified business profiles: Bizneshub, one of the leaders on Polish market of flexible office and coworking spaces with its BeIN Offices concept; GMS Management Solutions, the international consulting company, as well as Smart (www.smart.co) – the global retirement technology provider. A total of 3,200 sq m of modern space office has been leased.
Central Point is one of its most important projects of Belgian developer – Immobel Poland. Its exceptional location is said to be one of the best in Warsaw. The building is located in the very centre of the city at the intersection of the main arteries – Świętokrzyska and Marszałkowska streets, where the two underground lines intersect. From the beginning Immobel Poland wanted to create a place easily accessible from every district, not only by car, but by public transport and by bicycle as well. The proximity of the underground, multiple bike paths, tram and bus stops, and adjacent Central Railway Station are proof that goal has been achieved.
Bizneshub is a dynamically developing owner of a serviced office chain BeIN Offices, present in four Polish cities, which plans nationwide expansion. The company offers its clients flexible offices and coworking spaces in prestigious locations that meet the highest standards, both in terms of customer service and fit-out. Bizneshub not only provides innovative office solutions, but also supports its clients and partners in the development of business operations. Bizneshub looks for unique modern buildings that can offer state-of- the-art spaces. Another incredibly important factor is the central location of the potential space.
“The further expansion of Bizneshub not only in the capital city’s market, but also in regional cities, fits well with the promising outlook for the flexible office and co-working sector. Pandemic-driven changes in the way we work, including the growing importance of the hybrid model, have contributed to increased tenant interest in flexible office solutions. They perfectly meet the needs in terms of factors such as functionality, location and design. This trend is illustrated by the fact that currently in Warsaw’s central districts, the average occupancy level of flexible locations exceeds 80%. The agreement we have just signed is JLL and Immobel Poland’s next step in the commercialisation of Central Point. I have no doubt that the presence of Bizneshub in one of the most attractive locations in the capital, and in the highest quality space, will appeal to both to SMEs looking for the perfect office, and that it is going to be a good expansion option for the building’s existing and prospective tenants, comments Olga Szczęsna Director at the Office Leasing Agency at the international advisory firm JLL, responsible for the co-creation and implementation of the commercialisation strategy for the Central Point office building.
Despite the location of Central Point in the part of the city that is constantly pulsating with life, we managed to create a very cosy and safe work environment, supported by the most modern technological solutions. The building is not an enormous office building and its total area amounts to 20,000 sq m. It was designed for people and with people in mind. In the present situation related to the pandemic, and also within the context of the public discussion about coming back to offices, it takes on particular meaning for those tenants who make comfort and well-being of their workers their priority,” said Chief Commercial Officer of Immobel Poland, Richard Aboo.
Central Point’s prestige location is, of course, accompanied by almost all amenities offered by a big city and which are increasingly more important to office workers. In the closest neighbourhood of the Immobel Poland’s building the tenants may find various restaurants, cafés, cinemas, theatres, stores, banks, gyms, and parks. The proximity of green spaces in the city centre is not very obvious, similarly to the views from the windows, which in many office buildings in Warsaw is very dull. Immobel Poland’s project is an exception in that respect. Views from the windows are unique and diverse – the tenants from the highest stories of Central Point know that best. GMS Management Solutions, who has just joined that group, rented 506 sq m of the twentieth floor. The transaction was advised by experts from CBRE in Warsaw. The Polish GMS MS office will be one of 33 from all over the world which has this international consulting company operating primarily in the financial, energetic, and telecommunication sectors of services.
Another tenant which has recently signed the contract with Immobel Poland and will be moving to the Central Point building is Smart. The company is going to take over the whole tenth floor, so in total 950 square metres of modern office space.
“Our client, who works in a very dynamic technology business connected with the world of finances and financial products, was looking for a new office space, which would not only be very well-located, but that would also offer the newest technological solutions and that would perfectly fit into the DNA of the company. I’m very glad that we could advise Smart during this search case which has ended with a success,” said Marlena Kozieł, Senior Consultant at the Investor Leasing Office Agency at CBRE, the international advisory and investment company specialising in commercial real estate.
Modern solutions implemented in Central Point come with care for the environment, which is particularly important for Immobel Poland. The building has received the BREEAM certificate at the Excellent level, therefore, it really offers its tenants many ecological solutions.
