Penta completes rough construction of 2 buildings at Masaryk Railway Station for CZK 600 million

Penta Real Estate has completed the rough construction of two multifunctional buildings near Masaryk Railway Station in Prague, designed by the late British architect Zaha Hadidová. So far, it has invested CZK 600 million in construction out of the total planned amount of CZK 2.5 billion. He wants to complete the construction in the second half of next year.

Each floor is different, the floors are shifted to each other in a fan-like arrangement so that cascading terraces can be created. The most complicated part of the building will be the facade, parts of which Penta will start installing in the summer. He expects to complete the unusual cladding of both buildings for half a billion crowns in June next year.

The third most expensive area is technology in buildings, which will cost Penta CZK 300 million. 21,000 square meters of office space will be created in the buildings, the first two floors will offer 6,000 meters for shops and restaurants.

“Half of the space is already leased, we are talking about others. There is still considerable interest in the center of Prague, having an office or shop in premium buildings attracts world-famous architects despite the high rental price, which reaches 28 euros (691 crowns) per square meter,” said Pavel Streblov, Business Director Commercial Real Estate at Penta Investments. By the end of next summer, Penta, together with the city, will also substantially expand Na Florenci Street, and the car park at Masaryk Railway Station will be transformed into a square with new metro entrances.

Penta presented an urban study of the development of a large brownfield at Masaryk Railway Station by Zaha Hadid Architects in May 2016. After initial favorable responses, the study became the subject of a heated social debate. Last year, Penta, ČSAD Praha holding, with the support of the Institute of Planning and Development in Prague, announced a new urban competition for part of the land near the Florenc bus station. Its winner was a team consisting of architectural studios UNIT architects, A69 – architects and Marko & Placemakers. The capital council approved the result of the competition last week. Penta invests a total of ten billion CZK in projects around the station.
