PSN started with the reconstruction of Residence U Sv. Štěpán in the center of Prague and also the Art Nouveau house Na Výšinách na Letné
As part of its plans to build up to 3,000 new flats in the next 5 years, PSN has launched two new projects arising from the reconstruction of historic houses in Prague. Construction work has already begun at Rezidenc U Sv. Štěpán in Nové Město, which will bring 42 flats. Reconstruction of the Art Nouveau house in Letná with 18 units has also begun, and this Bydlení Na Výšinách project is already on sale.
“For years, we at PSN have focused on high-quality reconstructions of townhouses and apartment buildings.
And we will keep this direction even now, when our company is developing very much and is more focused on new development and construction of larger territorial units. We perceive the reconstruction of the original successful houses as very necessary and meaningful. We can thus restore their beauty and historical charm and at the same time bring modern technologies and user standards of the 21st century into them. We decided on these two projects precisely because of the unique genius loci and we want to restore the charm of these buildings in very attractive locations in Prague,” says Štěpán Smrčka, Director of Development and Project Management at PSN.
In the project Residence U Sv. Štěpán will create a total of 42 modern apartments in Na Rybníčku Street in Prague 2, with layouts from 1 + kk to 4 + kk and sizes from 31 to 139 sqm, some of which include terraces, loggias or balconies. Selected units then offer the possibility of recuperation and cooling. The project also includes cellars and an underground parking stacker for seven vehicles. There will also be commercial space suitable for a smaller shop or service establishment. The corner set of three burgher houses will undergo a complete but sensitive reconstruction, including the extension of the 5th floor. The architectural solution comes from the Ofstone studio. Commissioning is planned for the spring of 2023.
The project will grow on the site of a village called Rybníček since the 10th century – hence the name of the local street. Of course, the history of the locality is also reflected in the architecture. For example, the foundations of the oldest part of the residence still bear the masonry of the original Gothic chapel of All Saints, which was born here in the second half of the 14th century, in the same period as the entire New Town of Prague. Alexander Hellmich took care of the design of the corner set of three burgher houses in the late Classicist style in the middle of the 19th century. In 1881, Josef Blecha decorated one of them with a Neo-Renaissance façade during the reconstruction. PSN will preserve some historic elements, such as coffered entrance doors or wooden casement windows, as part of the reconstruction, thus diversifying the exterior and interior.
“Residents of Residence U Sv. Štěpán will be able to enjoy perfect comfort and thoughtful details, as well as enjoy the elegance of the classicist style and neo-renaissance nobility,” says Štěpán Smrčka, adding, “Despite its location in the vibrant heart of the capital, however, the project remains extremely calm. Due to the perfect availability of all civic amenities, the new apartments here are also excellent for investment for rent. ”
New residents will find everything they need in the immediate area: from restaurants, cafes and bars to shops to cultural facilities, schools and offices. They can also enjoy many historical monuments, not far away is the largest square in the Czech Republic with a large park. Transport accessibility is also excellent – Charles Square with many tram lines and metro station B is located just a few minutes walk as well as Square I. P. Pavlova with other connections and metro C.
In the Bydlení Na Výšinách project, PSN will create a total of 18 units with layouts from 1 + kk to 3 + kk and sizes from 23 to 109 sqm, some of which it has already offered for sale. The interiors will be equipped with both modern technologies and branded furnishings, as well as stylish elements, such as wooden parquets or replicas of the original windows with insulating glass. On the upper floors you will find the most demanding maisonettes in the White Wall standard, which they can complete according to their own ideas, while on the ground floor the units will enrich the front gardens. New residents of the house will be able to use the renovated common yard with the bike shed, there will also be cellars. Commissioning is scheduled for the 2nd quarter of 2023.
“We have a building permit issued for the Bydlení Na Výšinách project and we have just started construction work,” says Štěpán Smrčka, adding, “of classical urban life complemented by the essence of Art Nouveau. It will certainly appeal to individuals, couples, but also families with children.”
