UBM buys big in the customs port of Mainz

UBM Development Germany has acquired four building plots in the Mainz customs port for a total of more than 42,000 sqm of floor space. Around 75 percent of the areas directly on the water are intended for housing and 25 percent for trade/offices.

“After the gradual implementation of these four developments, we expect sales proceeds totaling more than €300 million,” explains Thomas G. Winkler, CEO of UBM Development AG, “this makes the importance of this transaction clear for UBM.” The sellers are the CA Immo Deutschland GmbH and Zollhafen Mainz GmbH & Co. KG.

The district development project around the Mainz harbor basin is not new territory for UBM. The “Waterkant” residential project and the Super 8 Hotel have already been realized and sold. The “Kaufmannshof” and the “Flösserhof”, both in partnership with CA Immo, are currently being implemented. In the current off-market transaction, UBM was therefore a logical buyer. CA Immo is selling the plots as part of its strategic capital rotation program, with which it is clearly focusing on large office properties and office projects in metropolitan cities. Finally, Zollhafen Mainz GmbH & Co KG knows UBM from the past as a reliable and experienced partner who will give the quarter an additional push towards realisation.

“Of course we will also green our strategy for all four projects. smart. and more. implement”, emphasizes Werner Huber, Managing Director of UBM Development Germany”, “that gives the building ensemble additional unique selling points in terms of sustainability, building intelligence and aesthetics in addition to the premium waterfront location”.

Specifically, the four construction sites are “Rheinwiesen II”, “Hafenspitze Highrise”, “Hafenblick I” and “Molenkopf Nord”.

The “Hafenspitze Highrise” building will be an approx. 40m high smart office building with a spectacular view of the harbour. Flexible space concepts can be developed on a gross floor area of ​​around 9,500 sqm and allow users a high degree of creativity when designing the floor plan. Current and future office trends can be offered in this way. The aim is the intelligent implementation of renewable energies in order to optimize the additional costs in combination with smart building equipment. With the office high-rise at the customs port, a very special and modern property is being created for the free rental market, which can cover the increasing demand for high-quality office space at the customs port.

No less spectacular residential projects with over 32,000 sqm of floor space are being built on the other three construction sites. An architecture competition has already been held for the “Rheinwiesen II” property, and design competitions will soon be launched for the remaining areas.

Around the 80,000 sqm harbor basin, an urban mix of individually designed townhouses, condominiums and modern office properties is gradually being created. A wide range of restaurants and a colorful range of shops make the Mainz customs port a sought-after address, especially for apartment buyers from Mainz and the Frankfurt metropolitan region.

With the purchase of these four building sites, UBM is continuing to consistently implement its strategic focus on the residential and office asset classes.
