For the first time in the history of its operations in the Czech Republic, the development company YIT has entered into a partnership in financing its project. The RSJ investment group will take part in the construction of the Vesi Hostivař residential complex.
“So far, we have financed all our projects from the YIT Group’s own resources. We are now entering a new phase and, in line with YIT Group’s corporate strategy, will in some cases use project financing. This will free up capital for further investments so that we can further expand our portfolio with new acquisitions,” explains Marek Lokaj, CEO of YIT Stavo.
Regarding the specific cooperation with RSJ Investments, he says: “We are glad that during the first implementation with project financing we will cooperate with RSJ – a strong and renowned group that has extensive experience in investing in development projects. Among other things, he is also a partner of YIT in Slovakia.”
Lukáš Musil, Member of the Board of Directors of RSJ Investments, adds, “We have been successfully cooperating with YIT Slovakia on projects in Bratislava for several years and therefore wanted to establish partnerships in the Czech Republic. At the Vesi Hostivař residential complex, we were interested in an exceptional location full of greenery and at the same time its ecological elements. Finding good housing in Prague today, which is basically located in the woods and yet within reach of all the benefits of the city, is definitely not easy. This project is another part of our portfolio of quality residential real estate, in addition, we expand the cooperation with the developer with vast experience.”
The Vesi Hostivař complex is growing on the brownfield of a former sawmill near the Hostivař dam. It includes a total of 208 apartment-type units with layouts from 1 + kk to 4 + kk, located in five buildings. Most units have front gardens, terraces or balconies on the upper floors. The whole project is again in the Finnish style of living – it is inspired by Nordic architecture and emphasizes natural materials and sensitive harmony with the surrounding nature. There will not be enough greenery and relaxation zones, of course, the inclusion of a number of ecological elements. In Vesiva Hostivař, YIT will start using so-called zelený green ’concrete, the main advantages of which include saving natural resources and energy for their extraction, supporting the circular economy by using secondary materials and reducing the carbon footprint. Thanks to the application of this recycled aggregate concrete, CO2 emissions will be reduced by almost 3%. Rainwater from retention tanks will be preferentially used in the watering area as part of the careful handling of the drain. In terms of renewable energy sources, the developer is going to install a photovoltaic power plant that will cover part of the electricity consumption in the common areas and lighting the complex. “The entry of a new partner does not change the nature of the project and YIT continues to provide complete engineering, construction, marketing and sales,” says Marek Lokaj.
