Quantum has successfully completed the extensive conversion and refurbishment measures at the historic Adler works in Frankfurt am Main, which have been carried out since the end of 2018 during ongoing operations.
Quantum Immobilien KVG acquired the property at the end of 2016 for an investment vehicle it manages. After three and a half years of construction, the tenth and last construction phase has now been completed and handed over to Deutsche Bahn. Deutsche Bahn has been the main tenant in the property since 1998.
The Adlerwerke building complex, which is under monument protection, was built between 1897 and 1920 and consists of a total of five components with a total rental area of around 77,000 sqm. The ensemble impresses with the combination of historic factory buildings with a loft-like character and modern office space. The five interconnected buildings are located on a 30,000 sqm site in the Gallus district near Frankfurt’s main train station. Other tenants are the Gallus Theater and the catering service Goose Gourmet. In addition, a memorial and educational site is being created on the ground floor under the name “Historical Site Adlerwerke”, which provides information about the eventful history of the building complex.
In cooperation with all specialist planners, including bhl consultants GmbH and Roder Architekten, who were responsible for project management and planning, the extensive refurbishment measures were completed four weeks before the planned end of the project. The maintenance measures included, among other things, the renovation of the offices, stairwells and sanitary areas as well as the renovation of the historic brick facade. In addition, the rental area was upgraded in terms of fire protection and equipped with cooling blankets over the entire area. When designing and planting the inner courtyard, attention is paid to biodiversity, which enhances the building stock in the long term.
