Sky Office Center, owned by Hines Poland Sustainable Income Fund, managed by the international real estate company, Hines, has once again obtained BREEAM In-Use Excellent certification.
The building was recognised for the sustainable solutions applied across the facility and the way it is managed. This was further enhanced by the installation of nesting boxes for birds on its roof in December 2021.
BREEAM In-Use “Excellent” Sky Office Center:
Sky Office Center is a high quality six-storey office building spanning 4,774 square metres, with 550 square metres of retail space. Tenants have a total of 55 underground parking spaces at their disposal and the building includes a lobby area, lifts and a security room. The division of space into smaller functional office modules makes the building attractive to tenants who are increasingly looking for long-term leases. Located at the junction of Rzymowskiego and Modzelewskiego streets in Warsaw, the Sky Office Center was re-certified by BREEAM In-Use in January 2022. The structure, equipment and systems used (under Asset Performance) and Building Management were assessed and scored above 70%. Thus, the office building received the final rating of Excellent.
“The successful recertification of the Sky Office Center building is confirmation that the facility not only provides high quality office space, but also meets all standards regarding environmental aspects. Our tenants can therefore work in a space that has a positive impact on the environment. For Hines, sustainable development and pro-environmental activities are extremely important, which makes us even more pleased that our efforts have once again been appreciated by sustainability experts.” says Anna Żmijewska, property manager, Hines Polska Sp. z o.o.
Nesting boxes at Sky Office Center:
Sky Office Center’s positive assessment under the BREEAM certification was influenced, among other things, by the installation of nesting boxes for birds in December of last year. The undertaking was preceded by an ornithologist’s analysis, who also supervised the whole project. According to the expert, the boxes serve as bird sanctuaries in urban ecosystems and contribute to the preservation of protected species populations. By hanging them, the owner of the facility has a real impact on increasing the breeding potential and a positive ecological effect on the location. The nesting boxes will be used by swifts and a number of other bird species and bats, observed during location analysis conducted by the ornithologists. There are also plans to create insect hotels at the Sky Office Center.
Other pro-ecological initiatives undertaken by Hines include the installation of beehives on the roof of Nestlé House at Domaniewska street in Warsaw in 2020. This spring, nesting boxes for birds will also be installed on the Ambassador Office Building and Nestlé House.
Hines’ eco drive:
Hines strives to incorporate sustainability practices across its worldwide operations. The company not only implements green solutions across buildings in its portfolio, but also educates its employees, tenants and property managers on how they can reduce their impact on the environment. The initiatives undertaken include Hines GREEN OFFICE for Tenants (HinesGO) Program, which is prepared each year for tenants, describing pro-environmental actions planned for the calendar year ahead.
“Our goal is to encourage tenants to take action to improve the environment. The partners occupying office space at Sky Office Center are happy to participate in initiatives aimed at, among other things, waste management, water saving, energy efficiency and education in the broad sense. Environmental issues are becoming increasingly important to tenants, which is why they appreciate the actions we propose.” adds Joanna Mioduszewska, marketing manager, Hines Polska Sp. z o.o.
