Commerz Real acquires new tenants for Widok Towers in Warsaw

Commerz Real has leased out approx. 3,450 square metres of office space in Widok Towers in Warsaw. The new users are Enel Med, an operator of medical centres (1,300 square metres), Funk Gruppe, one of Germany’s largest owner-managed insurance brokers (500 square metres), the real estate investor and project developer Movatoo (1,000 square metres), the consulting and investment company Vortune Equity (350 square metres), as well as the trade promotion organisation ‘Advantage Austria’ (300 square metres). In the summer Warsaw’s Municipal Office had already leased 12,000 square metres for its financial and architectural departments, as well as the city’s planning commission. In March 2022 the Polish brand Dobro & Dobro is opening a café on the ground floor. The owner of high-rise complex, which was erected by Austria’s S+B Gruppe in 2021, is the Commerz Real open-ended real estate fund Hausinvest.

“The office space in Widok Towers ranks among the most attractive and modern on the Warsaw market,” says a pleased Jens Böhnlein, Global Head of Asset Management and Sustainability at Commerz Real. “This is something we keenly sense in the demand.” The 95-metre-high ensemble was completed at the beginning of 2021 and is located directly in downtown Warsaw at a rotunda junction formed by the Al. Jerozolimskie und Ul. Marszałkowska roads, directly opposite Centrum metro station. The leasable area of approx. 34,800 square metres is essentially sub-divided into about 28,900 square metres for offices, about 3,600 square metres on the first floor, the ground floor and the first basement level for retail outlets and gastronomy, as well as about 1,800 square metres of storage space. In addition to a prestigious 15-metre-high lobby with a contact-free access control system, the complex has several – in part greened – patios, 130 car parking spaces and a large number of bicycle stands, as well as the corresponding changing rooms, lockers and showers.

Commerz Real and S+B Gruppe are aspiring to certification to the international sustainability certificate LEED (Leadership in Energy and Environmental Design) in Platinum, the highest category, for Widok Towers, in addition to the “WELL Health-Safety Rating” of the International WELL Building Institute, which among other things indicates the suitability of a building’s coronavirus protection measures.
