The emission-freeness that the European Union is aiming for with its actions and decisions is technically possible. However, the question is how much money this transformation will cost. Most of the representatives of the development companies addressed, agreed on this. The European Commission Wednesday unveiled another set of proposals to lead to climate neutrality. Stricter environmental rules are to apply not only to the construction of new buildings, which, moreover, will not be able to produce any emissions from 2030.

According to the director of strategy of the developer of UDI Group, Marcela Fialková, the goals of the European Commission are basically unattainable in the event of striving for real emission-free power in such a short time. In the past, according to her, measures to reduce the energy intensity of buildings have been reflected in apartment prices. “All environmental measures must be paid for by someone. In construction, it is the customer, and in apartment buildings, apartment owners or their tenants. Germany can afford ambitious goals from the EU, and that is also a question,” said Fialková.

The owner of the JRD development group, Jan Řežáb, stated that it will depend on how the proposal is reflected in the increase in costs for individual cost-saving measures. “The European Union is firmly behind the implementation of the Green Deal (European Green Agreement). This philosophy and direction are so clear, we can only discuss the intensity and speed of individual measures. The Czech Republic, because it contributes to greater independence from energy production and prices, “he said.

Central Group developer spokesman Ondřej Šťastný stated that energy-saving solutions are proposed for all the company’s projects, and the company is working to further tighten conditions. “We are considering, for example, the possibility of using heat pumps to supply heat and cooling or systems using renewable energy sources – especially photovoltaic or photothermal systems using solar energy,” said Šťastný.

Šárka Tomanová, director of the alliance of trade associations supporting energy-efficient construction Chances for Buildings, said that ten years is a relatively long time for the market to prepare for change, even in terms of technological shift. “After all, photovoltaics and battery systems, which are most often used in new buildings for this purpose, have received a significant shift in the last ten years,” said Tomanová.
