The number of new residential buildings completed in Q1-Q3 2021 amounted to 77.9 thousand, i.e. 18.4% more y / y, the Central Statistical Office (GUS) reported. Their total cubature amounted to 75.8 million m3 – 11.5% more y / y. Single-family buildings accounted for 97.4% of all buildings commissioned. 49.2% of all apartments located in new residential buildings were built in multi-family buildings (2.6%).
The residential construction was dominated by the traditional improved erection technology, which was used in the construction of 98.5% of new residential buildings completed. Taking into account the number of storeys, two-storey (65.6%) and single-storey (29.4%) buildings were built the most, in which there were respectively 35.5% and 14.5% of the total number of flats delivered for use. In turn, in buildings with three or more floors (5% of new buildings), 50% of flats were located, according to the GUS report.
In the discussed period, developers built 59.2% of all newly completed apartments, and individual investors – 38.7%. Compared to the previous year, the share of flats for sale or rent decreased by 5.5 percentage points. On the other hand, the percentage of flats built by individual investors increased (by 5 percentage points).
The water supply system from the network had 92%, and the sewage system with drainage to the network – 78.5% of the dwellings completed (the remaining dwellings were connected to the local water and sewage infrastructure). 40% of dwellings were supplied with gas from the network, and 34.7% with hot water supplied from a combined heat and power plant, heating plant or a local boiler house. 35.1% of the flats were connected to the central heating network, and the rest had individual central heating (41.5% of them were equipped with gas-fired boilers / stoves, 16.5% with solid fuel boilers / stoves, and 6, 9% in other types of heating), the Central Statistical Office also reported.
The average duration of the construction of a new residential building completed (calculated from the date of its commencement to the date of putting the building into service) in the three quarters of 2021 increased by 2.6 months compared to the corresponding period of the previous year and amounted to 41.5 months. Multifamily buildings commissioned in the analyzed period were erected in more than 2 times shorter time than single-family houses.
The CSO also announced, supplementing earlier data, that 164.3 thousand cars were put into operation in three quarters of 2021. dwellings with a total usable area of 15.4 million m2 and the number of rooms equal to 648.1 thousand. Compared to the same period of the previous year, the following increases were recorded: the number of flats – by 8 thousand. (5.1%), the usable floor space of apartments – by 1.5 million m2 (11%) and the number of rooms – by 58.2 thousand. (9.9%).
The average usable floor space of the newly completed apartment was 93.8 m2 (in the first three quarters of 2020 – 88.8 m2). The average floor space of a flat in single-family buildings was 133.5 m2, while in multi-family buildings – 52.7 m2. On average, individual flats had 143.0 m2 of floor space, flats for sale or rent – 63 m2, while flats counted jointly in other forms of construction (i.e. cooperative, communal, social rental and company) – 51.5 m2.
