Gdańska Alpha passes with technical acceptance

7 December 2021

The process of technical acceptance of the first building of the Airport City Gdańsk office and service complex has been completed. The general contractor for Alpha is HOCHTIEF Polska. The facility was implemented in accordance with the LEED Gold certification guidelines. There are, among others, a facade with high sound retention parameters.

Alpha has passed the technical acceptance of the Provincial Inspectorate of Construction Supervision. The building also received positive decisions from the State Fire Service and the State Sanitary Inspection. The acceptance is a confirmation of the completion of works in accordance with the regulations and projects.

The general contractor is HOCHTIEF Polska. The scope of work included the development standard – the so-called shell & core. In addition to the shell and the roof of the building, HOCHTIEF Polska made common parts, elevators, a lobby with a reception desk, a room controlling the office building management unit – BMS, bathrooms, garage and landscaping around the building. The building took 18 months to build, including the preparation time of the detailed design.

“Lockdown and the acute shortage of construction workers after the outbreak of the pandemic were a big challenge in the context of the tight deadlines for the construction of the facility. Thanks to extensive experience in the construction of similar buildings and the possibility of engaging additional teams, it was possible to meet the deadline of one and a half years agreed in the contract for the completion of this 6-storey building. Both in terms of design and execution, the building is characterized by innovative solutions,” says Aleksander Olszewski, Contract Manager at HOCHTIEF Polska.

An example of non-standard solutions is a structure made of special aluminum profiles and a facade with improved acoustic parameters ensuring high sound retention. Due to the proximity of the airport, such solutions were necessary to reduce noise and ensure comfort for tenants. By assumption, the facility should be economical and friendly to people working in it.

“In addition to the high-quality finish, it is the acoustics of the building that is one of its strengths, making the greatest impression on visitors to our office building. For some of us, the proximity of the airport is associated with the problem of noise. Meanwhile, inside the ACG Alpha building, the noise level is assessed as lower than “typical city noise” related to, inter alia, traffic, occurring in office buildings located in the center of Gdańsk,” says Michał Dargacz, Director of Airport City at Port Lotniczy Gdańsk Sp. z o.o.

The Alpha building is the first building in the Airport City Gdańsk (ACG) complex under construction. It is a modern airport district, erected right next to the Gdańsk Airport, next to the Pomeranian Metropolitan Railway stop. The advantage of ACG is the use of the potential of a convenient location in the vicinity of the airport, the Tri-City ring road and the A1 motorway. In the first stage of the project, the 6-story Alpha building with a leasable area of 8,500 sqm was built. The office building is LEED Gold certified according to the latest and most restrictive version of v4 Building Design and Construction confirming the ecological approach to the created space. The building was built in accordance with the principles of respect for the natural environment – a significant part of the external area includes diverse vegetation, which enhances the biodiversity of the surroundings and ensures its ecological balance.
