Mountain apartments for sale at Harrachov Peaks in Krkonoše

10 November 2021

A new chamber project Harrachov Peaks is growing in the popular Krkonoše resort Harrachov, which includes 16 luxury apartments, including three attic maisonettes. The exclusive sale of units with layouts from 1 + kk to 4 + kk has now been started by the real estate agency Luxent – Exclusive Properties. The mountain residential house offers the possibility of a second living in the countryside and at the same time an investment opportunity. Completion of the project is planned for December next year, the units should be handed over to the owners in January 2023.

The newly emerging Harrachov Peaks residence with one underground and four above-ground floors, including an attic with views of the surroundings, is characterized by a modern mountain design, thoughtful layouts and the use of quality natural materials, including oak floors from Valen & Masar. There will be a total of 16 design apartments with a usable area from 52 sqm to 156 sqm, each with its own terrace or balcony. The house offers a wide range of apartments from 1 + kk to 4 + kk, including three attic maisonettes with exposed trusses and views of the mountain landscape or directly to the ski slope. The internal layout of the units emphasizes the spacious living room connected to the kitchen, where all the daily traffic is to take place. The bedrooms, accessible from the corridors, will then provide privacy and plenty of storage space. Some of the apartments have their own chambers, most of which also have a cellar. Thanks to the higher position of the house in the countryside and thanks to the French windows, mostly oriented to the sunny sides of the world, all apartments will be airy and bright all year round. There will also be 13 underground parking spaces and another 9 on private outdoor land near the house. The residence will grow barrier-free, with an elevator to all floors.

The maximum comfort of heating in an energy-efficient building is ensured by its own gas boiler room, while the floor system distributes heat to the apartments. Ventilation is provided by controlled heat recovery units. Spending your free time at any time will make your private wellness with sauna and whirlpool as well as fitness with a 40 sqm gym more pleasant. There are also play nooks for children on the plot or places for sitting by the fire next door.

The design of the apartment house was created in the spirit of traditional architecture emphasizing the character of the original cottages, while it is designed for modern needs today. The mountainous character is supported by massive saddle roofs and the lining of the perimeter walls with stone and thermo pine in a natural shade. On the upper floors, high-quality, durable wood cladding is applied to the facades, which gives them liveliness and at the same time protects the envelope from weather conditions. The metal, dark gray railings and anthracite cladding then give the project an industrial touch.

Construction began in the autumn of this year with earthworks and excavations. The terrain was leveled and the utility network was connected. The base plate has also been laid. Ardem is carrying out the construction work until the completion of the rough construction, which is planned for May 2022.

“The Harrachov Peaks project will satisfy both those interested in a second or permanent family home in the Giant Mountains and investors with the intention to use the apartment partially and provide it for lucrative short-term rentals in the remaining time,” says real estate agent Šárka Tichá from Luxent – Exclusive Properties. The residence will not only expand the offer, which has lagged behind demand in the locality for a long time, but thanks to its design and high standard of equipment, including private fitness and wellness, it will rank among the top in the Krkonoše Mountains – and this will of course be reflected in yield dynamics. Landlords also get the option of mortgage financing and the provision of rental management.

The town of Harrachov is located in the Liberec region, on the edge of the Krkonoše National Park, near the Polish border. It is located in the valley of the river Mumlava below Čertová hora, the top of which can be easily reached by cable car. There is all the necessary civic amenities, including shops, restaurants, medical facilities, sports equipment rentals and cultural opportunities.

Together with Špindlerův Mlýn and Pec pod Sněžkou, Harrachov is one of the three most popular domestic mountain centers. The Harrachov Peaks project, located in the wider center of the village, is easily accessible by road. For example, the journey from Prague to the house takes less than 2 hours by car. Residents can look forward to the advantages of a ski resort with rich infrastructure and ideal conditions for a wide range of summer and winter sports, such as skiing, snowboarding, cross-country skiing, golf, cycling and other outdoor activities.

From Harrachov you can easily drive to other mountain locations and sports centers, such as the Jizera Mountains or the Polish side of the Giant Mountains, with spa towns, thermal baths and water parks.
