In the third quarter of this year, Panattoni developer of industrial zones was the most active in the construction of production and logistics halls in the Czech Republic. The sum of the area of all buildings under construction reached almost 300 thousand square meters. Its clients include prestigious brands such as Amazon, Tchibo or Doosan Bobcat. In the third quarter, Panattoni thus dominated the new construction of industrial premises on the Czech market.
“When the covid crisis began last spring and the whole economy was hit by paralysis and uncertainty, I really wouldn’t bet that in just a year and a half we will reach the highest volume of construction in history. In the third quarter of 2021, we built production and logistics buildings in ten different locations at once, but always with pressure to reduce distances from production to the warehouse and from the warehouse to consumers. We see a high demand for business real estate throughout the supply chain in the next twelve months as well,” says Pavel Sovička, Panattoni’s director for the Czech Republic and Slovakia.
The most significant Panattoni project this year is the robotic distribution center for Amazon’s global e-commerce leader. The four-storey building with a record storage area of almost 190,000 sqm grows on a brownfield after the former settling tanks of the sugar factory near Kojetín in the Přerov region. After completion in 2022, it will be the first fully multi-storey logistics building with the most modern technological equipment in the Czech Republic.
In the third quarter, for example, construction took place in Panattoni Park Zdice in the Beroun region. Panattoni is preparing a modern hall for Doosan Bobcat. The world’s leading manufacturer of compact loaders and excavators will use it for receiving, inspecting, sorting, storing and preparing materials and components for supplying production lines in nearby Dobříš, where it has an innovation center and training center in addition to the production plant. Approximately 80 employees will find work in the 13,500 sqm hall and the value of the property will climb to CZK 300 million. The start of operation is planned for the next year.
The expansion of the Tchibo distribution center in Panattoni Park Cheb also contributed to the record area of buildings under construction. The new part of the building with a size of 27,880 sqm will contribute to the expansion of the function of the existing B2C distribution center for the Tchibo e-shop as well as a part of the B2B logistics processes related to stone shops.

Panattoni’s Sales Director for the South-West Region of the Czech Republic and adds: “We have also achieved such a successful period thanks to cooperation with professionals from real estate consulting companies CBRE, Colliers, Procházka & Partners, Content Reality, sklady.cz and others.”
Jiří Zita, Panattoni’s Sales Director for the Northeast Region of the Czech Republic, adds: “Given the current situation on the construction market and the complicated permitting process, the readiness of new land is key. Panattoni is working with new sites and construction will begin on four of them over the next few months. We reflect the needs of production and logistics companies and we are ready to deliver over 675,000 sqm of leasable area within 12 months. In the horizon of 24 – 36 months, our goal is to offer another almost 700,000 sqm in the whole of the Czech Republic. All new buildings will aspire to the sustainable BREEAM New Construction certification at the Excellent level.”
