Port7, a new Skanska’s project in Prague – Holešovice, reports its first tenant two years before its planned completion in 2023. The Eye Centre Prague clinic (Klinika Oční Centrum Praha) will use 1,600 sqm on the ‘Edinburgh’ building ground floor. Port7 aims to transform the former industrial zone at the Troja bridge into a new centre of Holešovice. The location will be enriched by a redeveloped riverbank with an extensive park.
The Eye Centre Prague, a clinic with more than a 20-year of existence, has became the first tenant set to move into Port7, of which construction commenced this spring. Based on the architectural design of the DAM architekti studio, three administrative buildings are to be erected here, offering over 35,000 sqm of office and retail space in total.
“When planning our projects, we make sure that we also contribute to a given location by providing for services that are lacking there. For example, in 2018, we completed the Visionary building in Holešovice, which offers to the public a restaurant, a café, pharmacy, kindergarten or a multifunctional sports ground. Through Port7, we want to continue this tradition. We are pleased that we have already established cooperation with the Prague Eye Centre, which will offer professional services not only in the field of complex eye microsurgery and diagnostics, but also other medical services,” said Iva Janoušková, Leasing Negotiator of Skanska´s commercial development unit in CEE.

As a bonus, there will also be a small boat dock. All this is a combination quite unparalleled in Prague. In the new custom-built premises with a total area of about 1,600 sqm, several hi-tech operating rooms will be created, with twenty examination and outpatient rooms, and a matter of course is a pharmacy and an optician, with further plans to expand into other professional areas. There is no need to mention that the whole Port7 project is a highly representative and innovative building of timeless design, in which not only Czech patients, but also our foreign clientele, will feel great and safe,” commented Adam Janek, CEO of the Prague Eye Centre.
Between the individual buildings there will be a piazza with shops, restaurants, cafes, and small service establishments. A park with a promenade along the river will also be established here, on an area of four hectares, seamlessly incorporating a cycle path, a playground and a marina for small boats.
The Port7 site is in the vicinity of the Holešovice railway station, which is an important hub for the urban, suburban, as well as international transport. Just along the railway line, the largest building, ‘Edinburgh’, will be built in the first construction stage, forming the project backbone, to offer a total of almost 28,000 sqm. It is here that the Eye Centre Prague will be established. This is to be followed by two buildings, ‘Alexandria’ (4,200 sqm) and ‘Dover’ (3,700 sqm) facing the Vltava River.
Port7 aims at a platinum level of sustainable LEED and WELL latest-version certifications while at the same time planning to certify the building according to the WELL Health-Safety Rating, which responds to the current worldwide pandemic situation. The project is designed to save the environment during construction as well as its operation. For example, it effectively reduces the consumption of energy, derived exclusively from renewable sources, and drinking water, reduced by up to 50% compared to a regular office building according to the LEED methodology. It effectively handles drinking water and helps to save it, for example, by capturing rainwater. As part of the preparatory work, clearing up the brownfield site and thus removed the original ecological burden.
The project also supports alternative means of transport through the provision of the relevant facilities to its tenants, such as a spacious bike room, towel service, and a sufficient number of showers and lockers.
