Heimstaden Bostad, the third largest European company in the real estate for rent sector, is finalizing the purchase of 2,500 units from Budimex Nieruchomości for SEK 3.1 billion (approximately PLN 1.4 billion). As a result of the transaction, Heimstaden Bostad will become the leader on the rental housing market in Poland in the coming years.
Heimstaden buys 2,500 apartments from Budimex at various stages of construction, i.e. approx. 40 percent. the developer’s current portfolio in Poland. The Swedish company will take over these properties in the next 2–5 years.
“Thanks to the transaction, we will become the leader on the Polish market of apartments for rent in the coming years. We acquire apartments not only in Warsaw. We will also enter Gdańsk, Kraków, Wrocław and Poznań for the first time,” said Stanislav Kubáček, who heads the team responsible for acquisitions in Central and Eastern Europe and Germany at Heimstaden. Heimstaden will take an active part in designing, equipping and furnishing some premises, and will also provide additional services to its clients, including reception desks, cafes and shops.
The company’s vision is reflected in the offer of apartments for long-term and stable rental, implemented within the concept of the so-called Friendly Homes.

Budimex Nieruchomości has been operating on the Polish market for over 20 years. As announced, the company was acquired by the Czech developer – Crestyl and the Polish investment group Cornerstone.
This is yet another Heimstaden transaction in Poland. Over the past six months, the Swedish company has concluded two similar transactions on our market, buying over 700 apartments from Marvipol (to be completed this and next year), as well as 640 apartments from Eiffage, which will be delivered in 2022 and 2023. Over the next five years, Heimstaden will take over a total of approx. 4,000 apartments located in five Polish cities. The first of these apartments will be available for rent in Warsaw this year.
