The German distribution company Americanfood4u, has leased 2 900 sqm warehouse space from MLP Group. Americanfood4u runs an online store offering American groceries. The leased space will be ready for use at MLP Business Park Berlin from July this year. The location of the park provides very good communication with Berlin.
The major part of the leased area, which is 2,450 sqm, will be allocated to warehouse and service space, and the remaining 450 sqm it will constitute a modern office part.
Americanfood4u, which offers online sales of American food products, and also runs two stationary stores in Berlin.
MLP Group started the construction of MLP Business Park Berlin-Ludwigsfelde in October 2020. The investment, which is a business park intended for light industrial activity, will provide a total of nearly 18,000 sqm lease area. The construction will be completed in early July this year. This means that soon the leased space will be available for americanfood4u. The park will consist of a complex of four buildings that will offer flexible warehouse and office modules, the minimum lease area of which will start from 750 sqm.
The park is located directly on the B101 road that leads to the Berlin Ring Road (A10).
The investment in Berlin-Ludwigsfelde is carried out in accordance with the green development strategy adopted by the MLP Group, which aims to build facilities based on energy-saving and ecological solutions. They include, among others strategic use of the available roof space through the installation of photovoltaic panels, as well as the creation of charging points for electric and hybrid vehicles. In accordance with the company’s strategy of obtaining certificates for all newly built facilities, MLP Business Park Berlin-Ludwigsfelde will be fully covered by DGNB certification at the Gold level.
“Acquiring the first tenant for our new park near Berlin, which is intended for entities from the light industry sector, is an important stage in the implementation of the business development plan on the German market,” said Patrick Schumacher-Kurowski, Country Manager at MLP Group responsible for the company’s operations in Germany and Austria.
“The conclusion of the first lease contract just a few months after the start of construction proves that there is a significant demand in the Berlin area for flexible, modular commercial space, especially in facilities smaller than classic logistics halls, the location of which also ensures good communication with the rest of the area,” explains Colette Bodendorf, manager of CBRE’s industrial and logistics space team in Berlin.
