Prague 4 in spitting match with municipality over planned B2 Tower by Karimpol

18 March 2021

The management of Prague 4 does not agree with the procedure of the municipality, which canceled the refusal to build a high-rise building on the corner of Budějovická and Vyskočilova streets, which was issued by the City Hall’s construction department. The building is oversized, worsens the quality of life and traffic situation and is in conflict with the zoning plan, according to the spokesman of Prague 4, Jiří Bigas. A local petitioner had previously written a petition against the construction of a house up to 72 meters high, and the town hall issued several dissenting opinions against the development of B2 Tower by Karimpol development group.

“We fundamentally do not agree that this oversized office building, which does not fully respect current or future relations in the area and which fundamentally endangers the function of the surrounding residential buildings, should be located in this location,” said Councilor Patrik Opa (ODS).

The decision of the Prague 4 office was annulled by the municipal department of the building regulations on March 10 this year, when it rejected the town hall’s claim that the proposed 72-meter high building with 19 floors is in conflict with the zoning plan and requirements to respect the urban and architectural character. According to Prague 4, it will also worsen people’s lives, housing and the environment.

The project will now have to be re-discussed by the city district building authority. No appeal may be lodged against the above-mentioned decision of the municipality.

The new development will have a regular, almost square floor plan with a slightly sloping corner parallel to Vyskočilova street. It should be up to 72 meters high with 19 levels above-ground and five underground floors with 70 garage spaces. The project called B2 Tower with up to 12,000 sqm of Class A office space with green-building-certificate (LEED Gold certification).

About five years ago, the locals opposed the building and wrote a petition signed by about two thousand people. According to the petitioners, the building will attract hundreds of cars to Krč, which will worsen the environment and increase noise.
