Apartment prices in Slovenia are at a record high

Last year, the epidemic sharply reduced the number of residential real estate transactions in Slovenia, but contrary to some expectations, prices did not fall. In contrast, due to the still small supply of new apartments, the prices of used units are also at record highs.

Average prices of new apartments were 35 percent higher than in 2015, and as much as 36 percent for used apartments. At the same time, especially in the capital, the construction of many luxury apartments, which cost between EUR 4,000 and 6,000 per square meter. Housing prices jumped in the first wave of the epidemic.

Boštjan Udovič from the Chamber of Commerce of Slovenia said that prices are not falling due to the epidemic, but depend on supply and demand. And apparently the epidemic affected supply even better than demand. Apparently the supply of housing in the market has declined further, a market that some owners, sellers, do not want to do business at the time or prefer to wait.

The crisis has also stopped some investors who have built or bought for lease through online platforms.

There are about 10,000 apartments for rent in Slovenia, and high land prices are a particular problem for investors. The Republic and Ljubljana Housing Funds will build 4,500 apartments for rent in seven years.
