Talyo receives first property management instruction in Berlin

Talyo Property Services GmbH (Talyo), a subsidiary of TATTERSALL LORENZ Immobilienverwaltung und management GmbH, which deals exclusively with the property management of residential real estate, will commence work on its first instruction on January 1, 2021. The client is an investment and asset manager acting on behalf of an institutional investor.

The instruction concerns around 2,000 residential units in Berlin. In addition to technical and commercial property management, Talyo is also taking over responsibility for letting. The apartments are located at twelve different sites in Berlin’s urban area and are spread over 26 properties, four of which are city quarters.

They include the “Bärenpark”, in Berlin -Tempelhof. This is a listed residential complex, dating from the 1930s, close to Tempelhofer Feld. Refurbishment of the complex, in accordance with the listed building requirements, was completed by the end of 2015.

Martin Henke, managing director of Talyo, comments: “This first instruction marks the official starting go-ahead for Talyo. Work on implementing the management of the portfolio is already in full swing. Right from the outset, we are concentrating heavily on the issues of digitalisation and technology, in addition to providing integrated service solutions for the residential units we are managing.”

Talyo plans to expand its portfolio of properties under management to around 20-25,000 residential units throughout Germany by 2025. As well as traditional rental apartments, these will include apartments in the ‘Student Housing’ and ‘Serviced Apartments’ segments.

Talyo specifically concentrates on the areas of digitalisation and technology, applying sector-specific software products from SAP®. The basic SAP® S/4HANA ERP system is complemented by the mobile “easysquare” applications and specific PROMOS.GT® solutions. This ensures that the residential property portfolios under management are dealt with in an integrated, process-oriented manner and optimally managed in the interests of national and international investors.
