Testing 2021 for the Office Market in Poland

Last year the office market was full of challenges, demand for rented sqm decreased due to decisions held by tenants, and the vacancy rate increased due to the reduced absorption compared to the space delivered for use. The amount of space devoted to sublease has also increased, mainly in the financial industry. The challenge for tenants was to estimate the target use model for office space and the difficulty in determining what their future demand for square meters will be. There was a growing need for flexibility in terms of the length of the lease – contracts were extended for a shorter period more than in the past. Among the companies that started to prepare for the hybrid work model, there was a greater demand for services related to the work environment strategy and change management.
