Pace of residential construction in Prague speeds up

11 November 2020

There were a total of 137 residential projects underway or completing in September in which 14,450 flats will be completed, according to an analysis by the Prague Institute for Planning and Development (IPR). The institute found that despite the fact that this is the biggest number of flats being built in over a decade, prices continue to rise and that the average price per square meter in available units was currently CZK 95,904. IPR’s study, which includes only projects with ten or more units in them, claims the price was 10 percent lower a year ago. The study projected that 4,788 flats would be completed by the end of 202, while another 4,293 will be finished in 2021 and another 4,510 in 2022. “This year had the highest number of current development projects since 2009,” wrote the authors of the study. “The same goes for the number of flats, which will be created in these projects.” They claim that the biggest number of flats were being built in Prague 5 this year, a repeat of what happened in 2019. The average unit measures 76.8 square meters, not including balconies or terraces.
