With the pace of inflation for residential properties still alarmingly high, the popularity of flats that are smaller than 25 sqm is growing. Microflats, as they’re called, are in demand primarily among young people, according to an article in Lidove noviny. Its reporter browsed various online servers such as Reality.cz and found nearly 100 units in Prague that fit the category. The smallest of them, located on Spanelska street in Vinohrady, was selling for CZK 3 million. But it’s not just a Prague phenomenon. There’s a unit currently on sale for CZK 1.5 million in Brno that offers just 22 sqm of space, along with a 21 sqm unit in Pilsen on sale for CZK 1.5 million. “In Prague and Brno, demand for the smallest flats really is strengthening,” says Jan Martina of M&M Reality. The fact that the smaller the flat, the higher the price per square meter doesn’t change this. With prices for the average new Prague flat now at CZK 108,000, tiny units are the only option for some.
