Office demand in Warsaw reached 139,000 sqm in the first three months of the year, which almost matched the 2019’s Q1 performance, according to JLL. The vacancy rate fell by 0.3 percent, while 770,000 sqm is currently under construction. The largest lease transactions of Q1 included a renewal at Konstruktorska Business Centre (17,500 sqm by a confidential tenant from the insurance sector), a pre-lease at Fabryka Norblina (8,500 sqm by a confidential tenant), a pre-lease at Warsaw Unit (4,300 sqm by CBRE) and a pre-lease at Varso 2 (3,800 sqm by Orsted Polska).
