P3 is planning to build a 130,000 sqm logistics park in Lovosice, a half-an-hour drive from Prague, one hour from Dresden and 200 km from Leipzig along the recently completed D8 motorway. The project will go up near an existing railway hub that connects Budapest to Vienna and Berlin and near a port on the Labe River which will allow for shipping goods to the North Sea. The park will create 1,000 new jobs in the Ústí region, which has a relatively high unemployment rate. Thanks to its strategic location, Jakub Pelikán, head of P3 development in the Czech Republic, says the park “should become an important point for transport of goods between Germany, the Czech Republic and Poland.” P3 purchased the 32 ha plot from Armex Oil, based in Děčín, in what was the largest site acquisition for the developer in the Czech Republic. P3 is planning to build 128,000 sqm of warehouse and 4,000 sqm of office in the park, which will be dominated by a 90,000 sqm Big Box. Construction should start by the end of the year.
