In the Croatian capital of Zagreb, demand for apartments is higher than supply and the number of potential buyers is growing. As of July, prices in western Zagreb grew 2.9 percent compared to July 2016 to an average of €1,513 per square meter. The situation in East Zagreb was more pronounced, as prices rose 4 percent over the same period. The city center is the most popular and has the biggest demand leading to average prices of €1,991 per square meter. Increasingly, Croatians are buying apartments and making improvements to them in order to rent them out on a short-term basis to visitors and tourists. The demand for large family houses has fallen, but small, new houses have become a rare, but actively sought commodity.
