State-owned U Hybernů in Prague 1 could hit market

9 August 2017

The Czech state is considering selling the U Hybernů palace on nám. Republiky in Prague 1. The National Culture Fund, however, is currently looking for a way to cancel the lease contract with Eco-Invest, owned by Milan Filo, which operates the Hybernia theater. The contract, signed in 2001, terminates in 2055 and the fund cannot cancel it unilaterally. Filo pays CZK 12m in annual rent. He invested hundreds of millions of crowns into the reconstruction of the building. The server idnes.cz writes that Ministry of Culture recently ordered an expert opinion, worth CZK 250,000, on the potential rent it could collect from the tenant. Filo bought the neighboring palace at nám. Republiky from the Czech state last year, paying CZK 790m for the property.
