Ability Housing building $27m affordable housing project in Orlando

Ability Housing, based in Jacksonville, has filed plans with the city of Orlando to build a $27 million affordable apartment complex and community center. The new project will be located on the west side of the city at 1740, 1742 and 1770 Mercy Drive near Pine Hills. The 166 unit property will replace the former Bordeaux Apartments I, built in 1974; Bordeaux Apartments II, built in 1986; and Lakeside Village Apartments, built in 1973. The city of Orlando bought these properties in April 2015 from Fannie Mae, and sold them to Ability Housing for $1.27 million for this project last February.

Funding for the scheme will come from a $5 million state apartment incentive loan and a $21.1 million housing credit allocation from the Florida Housing Finance Corp. Orlando-based WBQ Design & Engineering Inc. is the project consultant and civil engineer while Jacksonville Beach-based Ebert Norman Brady Architects was selected as the architect.
